We are looking for a experienced Area Maintenance Manager to join and lead our maintenance team. The right individual will be self-motivated and very reliable, being able to work well in a team environment but also on an individual basis is of the utmost importance. Having a firm understanding that paying attention to the details, completing your work in a timely manner, all while provided superior service to the guest/tenant is paramount.
Job Description:
This position will be responsible for overseeing all maintenance operations remodeling of apartments as required as well as respond to tenants and guests calls for maintenance along with any other special projects as needed. The individual we are looking to join the team will be well versed in all aspects of property maintenance and remodeling such as: electrical, plumbing, drywall, HVAC, boilers, carpet repairs and cleaning, residential remodeling/new build construction, pool chemical monitoring and balancing, and any other skills that would be involved with overall maintenance of a multi-use properties.
Job Duties:
- Responding to tenant/guest requests for assistance.
- Repairing/upgrading/renovating of apartment units.
- Preventative maintenance of guest rooms and building mechanicals.
- Pool maintenance. CPO certification class provided if not already certified.
- Landscaping and grounds upkeep.
- Snow Removal.
- Ensure all apartment turns are completed on time and budget.
- Ensure all apartment turns are completed on time and budget.
- Maintains a work order assignment program for completed and pending work orders. Prioritizes and completes work orders in a timely manner.
- Work hand in hand with their team.
- Educates and leads all department personnel on emergency procedures, key control, and safety.
- Hires, trains, develops and reviews the performance of department personnel.
- Performs other duties as assigned.

Qualifications:
Previous maintenance and remodeling experience in an apartment/condo setting is required.
- High school diploma or equivalent.
- Minimum of ten years experience in engineering, maintenance or related professional discipline.
- Experience in a hotel environment preferred.
- A valid Drivers License with a clean driving history is also required. Special consideration will also be given to individuals who possess hotel maintenance experience as well as current HVAC certifications and experience.
- Must obtain and maintain any licenses or certificates as required by law.
- Ability to read and understand blueprints and schematics.
- Knowledge of machines, computers, tools and other equipment, including HVAC, electrical, and plumbing.
- Ability to communicate effectively with guests and staff.
- Ability to work a flexible schedule, including weekends and holidays.
