Job Description:
Under the general supervision of the Foreman, operates and maintains boilers and other auxiliary equipment necessary for producing steam for heat and power for the hospital.
Duties and Responsibilities
- Operates and maintains multiple high pressure boilers; observes various meters and gauges and takes appropriate action for safe operation.
- Starts, stops and place on online any boiler necessary to maintain proper steam pressure to the facility. Switches over boiler as appropriate to ensure proper and economical operating conditions.
- Tests boiler water, feed water, and condensate and city water; add appropriate chemical and boiler blow down frequency to maintain all with in tolerances.
- Prepares boilers for inspection; disassemble and clean both water and fire sides, remove man ways and all inspection ports, remove and install certified safety valves yearly. Reassemble correcting any deficiencies, fill, test and place back on line after inspection. Ensure combustion is within guidelines.
- Performs preventative maintenance on boilers and all associated equipment; pumps, valves, blowers, electrical motors and test all safety controls and repair if needed.
- Maintains the tool inventory by inspecting all tools for safety prior to checking out and upon return from the tool crib.
- Maintains the ladder inventory by inspecting all ladders for OSHA compliance prior to checking them out and upon return.
- Notifies supervisor of abnormal equipment operation to reduce the risk of downtime, equipment damage and/or injury to personnel.
- First responder to hospital repair when maintenance staff is not on duty - Midnight till 7:00am during the week days and 24 hours on weekends and holidays.
- Acts as the Hospital call center for engineering. Performs the initial assessment of all trouble calls and takes appropriate corrective action based on the type of equipment and nature of the issue. (This could include electrical, plumbing or mechanical problems.) Then enters a work order in CMMS, notifies the on call foreman if further action is needed.
- Understands and maintains the PC based HVAC control system (Building Automations System) and how to operate it. Take appropriate action to identify an issue taking any corrective action to correct or isolate the problem. Reports to the appropriate staff all areas where the humidity in the space is out of limits in accordance with DOH guidelines. Reports to the on call foreman any deficiencies which could not be corrected.
- Understands and maintains the pneumatic tube system (used to transport blood samples and medication from the lab, blood bank, and pharmacy to any unit in the facility). Takes appropriate action when there is an alarm or problem with the system. Notifies the on call foreman of any deficiencies which could not be corrected.
- Performs snow removal for extended periods of time using hand shovel, snow blower, walk behind salt spreader, small tractor or truck with plow. Requires frequent bending and lifting up to 50 lbs and extended exposure to cold and wind conditions.
- Attends meetings as required.
- Performs other related duties as identified.
- Maintains established policies and procedures, objectives, quality assessment, safety, environmental and infection control standards.
- Participates in educational programs and inservice meetings.
- Provides outstanding service to all customers; fosters teamwork; and practices fiscal responsibility through improvement and innovation.
