Our construction team is currently handling multifamily unit and common area renovations for properties under ownership in Midwest markets including Michigan, Indiana and Missouri.

POSITION SUMMARY

The Construction Financial Analyst focuses on project analysis, deliverable preparation and communication of information that is complete, accurate and timely. This supports effective decision-making to project management with the goal of adhering to original project budgets to meet investment return objectives. The successful candidate will take the initiative to work independently to improve upon existing processes and work as a driven and results oriented member of the Construction Accounting and Finance team. Financial Analysts are responsible for completing a wide range of real estate project accounting and reporting activities including project cost administration, cash management, debt compliance, contract evaluation and cost forecasting under the guidance and supervision of Accounting Managers, Supervisors and other department leads. Financial Analysts may be responsible for a product and/or property portfolio ranging from 5-7 projects and/or corporate/management entities depending on the level of accounting complexity involved. Responsibilities reflect varying levels of capabilities and are expected to evolve as relevant experience is acquired and greater accountability is demonstrated.

Project Cost Analysis, Contract Administration and Lender Reporting


The Financial Analyst is responsible for the day-to-day project cost accounting functions of construction projects by ensuring all invoice transaction are recorded and reported accurately, timely and completely in accordance with corporate accounting policies and procedures. Specific tasks include, but are not limited to:

  • Performing monthly project cash account bank and credit card statement reconciliations.
  • Preparing monthly project cost lender draw packages with required supporting documentation for submission to lender.
  • Following up with lenders and fielding lender compliance questions to support timely funding of construction loan cash.
  • Preparing appropriate documentation and support packages for sub-contractor labor payments based on contract scope and completed unit work.
  • Project cost administration including setting up project budgets, managing contract commitments, processing change orders and managing cash.
  • Preparing period end project cost to lender draw reconciliations.
  • Review of employee expense reports and other general and administrative overhead costs for project allocation analysis.
  • Recording draw packages into ERP system to track pending draw packages.
  • Preparing ad hoc analysis and research as requested.
  • Providing input to team on process improvement.
  • Assisting with preparing reporting packages to distribute to third parties as required to Lenders, Partners or Senior Management.


Attend various department and inter-departmental meetings to:

  • Obtain information regarding construction operating activities, processes and issues.
  • Advise Management and other departments of issues and their impact, offering solutions when possible.
  • Obtain and communicate relevant information back to Accounting & Finance team as required

Cash Forecasting


The Financial Analyst is responsible for working with purchasing and construction teams to analyze project cash needs based on expected completed unit renovations and general conditions costs as they are incurred. Specific tasks include, but are not limited to:

  • Updating monthly cost per unit analysis against budget.
  • Help to maintain project portfolio roadmap based on spending projections and timelines to provide revision updates to acquisitions team.
  • Business Planning - assist in the creation of detailed business plan rollups (including compensation, non-salary G&A, fixed assets, warehouse operating costs and other misc. description items), as well as any detailed analysis required on financial results.

Special Projects


The Financial Accountant will be involved from time-to-time in projects that are relevant to the department and the division. These will be on an as-required basis and may include projects associated with other departments or within the Accounting Department. They may include items such as:

  • Contributing to one-time assignments, participating in software enhancements and historical project analysis
  • Automation/IT projects (e.g., automation work, report creation/changes, etc.)
  • Process assessments (e.g., evaluating efficiencies within A/P invoice procedures)
  • Streamline and automate processes making efficient use of financial systems

QUALIFICATIONS

  • A bachelor’s degree with a focus in Accounting, Finance, Real Estate or related discipline from an accredited college or university is required.
  • 1-2 years experience in public accounting with audit exposure and/or private industry (accounting, commercial lending or financial analysis experience).
  • Proficient knowledge of general accounting principles and processes.
  • Knowledge of commercial lending, loan draw and title search procedures.
  • Experience with project costing and operational accounting systems.
  • Basic people management and development skills.
  • Advanced skills in Microsoft Office Suite (Word, Excel, PowerPoint).
  • Strong work ethic, organizational skills and attention to detail.
  • A self-starter who takes initiative and can multitask in a fast-paced environment.
  • Ability to work with others under deadline situations and respond to changes in priorities.
