SUMMARY
The Construction Manager is responsible for the management of commercial construction and development projects funded by Charter School Capital including tenant improvements on assets under management and development of school sites for new and established clients. The Construction Manager will oversee the entire development process including engagement with architects, third party project managers and contractors through concept and feasibility, design, entitlement, contracting, construction, punch list, and close-out. This role provides a critical interface between CSC and the client (the schools) and must be able to meet client’s needs and timeline with best-in-class service. The Construction Manager will also help craft construction product & processes and will toggle between strategic and tactical thinking.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Understand the client’s needs and structuring a solution to fit the need
- Analyze project feasibility
- Create and present project proposals internally and externally
- Negotiate contracts with a focus on minimizing risk and maximizing potential returns
- Manage the documentation of the negotiated terms and scope with clients
- Oversee all stages of the pre- and post-construction and development process for commercial real estate
- Identify, select, and manage architects, contractors, owner’s reps, project managers, and other project resources, as necessary
- Understand the necessary approvals for proposed development projects across different states and work with third party on-site owner’s representatives to ensure compliance
- Negotiate and review contracts and construction documents to ensure terms accurately reflect what has been negotiated and align with internal requirements and client needs
- Create and manage project budgets and schedules within planned costs and timelines
- Manage architect, contractor, owner’s rep, and other project resource performance
- Conduct due diligence including ordering and reviewing surveys and third-party reports
- Keep complete and organized files for each project
- Prepare project reporting for management, ownership, clients, and investors in a timely manner
- Travel to project sites and vendor meetings, as necessary
- Coordinate between ownership, clients, architects, engineers, contractors, and consultants
- Develop a construction and development product and strategy
- Create scalable construction and development processes
- Implement tools required to move forward a revenue-driving market opportunity for the business
- Ensure a high level of quality is incorporated into all aspects of work product, including written, analytical or the execution of work on the project
- Perform special ad hoc projects, reporting, and analysis as requested
EDUCATION & EXPERIENCE
- Should have working knowledge of the construction process, and experience with operational, financial, or commercial real estate transactions
- Bachelor's degree (B.A.) from four-year college or university
- 10+ years relevant experience in construction and/or development
- Equivalent combination of education and experience
SUPERVISORY RESPONSIBILITIES
This position supervises outside vendors but currently has no internal supervisory responsibilities or direct reports. This is subject to change as the role and business needs change.
