Job description
- Prepare construction updates and professional reporting for the development team, senior management, and external capital partners
- Monitor budget updates and change order logs in a manner than facilitates decision making with appropriate backup and analysis
- Administer change order procedures and contractor progress payments, including reviewing and approving construction draw submittals and invoices including interaction with bank personnel and internal accounting as well conducting field bank inspector walks
- Provide support for timely completion of projects, including monitoring inspections, submittals, requests for information, construction change directives, and construction quality
- Oversee ADA consultants for compliance at units, common areas, and adjacent site areas
- Coordinate with envelope consultants for compliance to best practice field installations practices
- Communicate to both Development and Operations for post-completion issue resolution reporting on assigned projects
The Business Manager
- Monitor and review third party general contractors' work as it relates to budget, schedule, conformance to contract documents, and owner's program
- Assist Development with budget preparation, value engineering, cost monitoring, construction contracts, and permitting support
- Contract and manage external team of professionals to include general contractor and related consultants
- Provide pre-development advisory and due diligence services on construction-related items such as phasing, site logistics, geotechnical report analysis, and third-party utility company coordination
- Perform plan reviews at each stage of design development to ensure conformance to Cortland standards, the project goals, identify missing scope, and identify constructability issues
- Engage with local utility companies for project requirements and coordinate with Design team
- Proactively monitor the progress of the project and evaluate contractor CPM schedule, highlighting risks and mitigation strategies, and actively work to remedy any schedule or cost variances through a collaborative team approach
- Represent owner in regular construction meetings, track issues, and coordinate project documentation
- Attend onsite OAC meetings and other project-specific meetings with consultants, contractors, and subcontractors
- Perform box pre-walks with development and architects for all units, implementing determined standards for implementation into the units

- Pay: $100,000 - $120,000/Annually
- Depending on the position offered, regular full-time and part-time team members are eligible to participate in a bonus program in addition to their base salary or hourly rate

- Strong 5+ years’ general contractor or construction related experience, preferably in multifamily ground-up construction
- Bachelor’s degree, preferably in construction science, engineering, or related field from an accredited institution
- Demonstrate strong initiative and excellent communication skills
- Establish and maintain a cooperative working atmosphere among staff and contractors
- Excellent project management skills
- Stellar written and verbal communication skills
- Self-starter with ability to manage multiple complex projects simultaneously and contribute productively in a team environment
- Ability to organize and run both in-person and virtual meetings
- Strong organizational and detail-oriented skills are preferred
- Strong organization for task management
- Intermediate knowledge of Microsoft Office
- Proficiency in industry-specific programs – Bluebeam, Procore, etc.
- Candidate must be willing to travel
