Superintendent

Title: Superintendent a) Job Description: The Superintendent directs employees, subcontractors, and materials suppliers of the project. The Superintendent is the field representative of the Company.
As such, he organizes the work and coordinates the various aspects of the construction. b) Specifically, the Superintendent is responsible for:

1) Construction Methods- The Superintendent will:

  • Decide how to most efficiently attack the job.
  • Seek input from the Project manager, Estimators, and Operations

Manager.

  • Conduct productivity meetings where he directly asks for ideas for improvement from all employees and then listens to their suggestions.
  • Provide the Project Manager input on timing of deliveries, performance, weight of materials, and other special conditions.
  • Ensures that material received is properly inspected for quantity and quality and in compliance with the contract documents. Ensures that receiving slips are properly coded and forwarded to Accounting.
  • Make certain that every item that arrives on or leaves the job is accounted for in writing; count each item on the shipping slip.

2) Equipment—The Superintendent will:

  • Brainstorm with Equipment Manager, Project Manager, Operations

Manager and Estimators on what equipment would be best for the job and how it was bid.

  • Work with the Equipment Manger to obtain the equipment needed.
  • Help Equipment Manager coordinate sharing equipment between jobs in a manner which will make the most profit for the Company in the long run.
  • Take primary responsibility to see that equipment is well maintained and work with the Equipment Manager to see that servicing and preventative maintenance are not neglected.

3) People. The Superintendent will:

  • Decide how to staff the job along with input from the Project Manager
  • Work directly with other Superintendents to facilitate personnel additions and deductions from other jobsites. Refer any problems to the Operations

Manager if necessary.

  • After discussing with the Project Manager, approve wage raises for hourly employees he feels are warranted within the established ranges. Approval from the Project Manager and Operations Manager for any employees above a specified range or on salary is required.
  • Seek ways to improve our most valuable asset—our people. Look for future Superintendent candidates.
  • Ensure that there is no form of discrimination on the jobsite. Not only is this the firm direction of the owner of this company, but it is the law.

4) Organization and Planning. The Superintendent will:

  • Develop and use scheduling skills on two fronts: a) Fully understand the overall project schedule provided by the

Project Manager b) Develop 2-Week Look-Ahead Schedules to comply with or improve overall schedule.

  • Have at least a weekly meeting with the Project Manager to discuss problems and develop schedules.
  • Make sure to understand the “big picture” and completely comprehend expecations of the two week schedule.
  • Bring detailed input to regular scheduling meetings.
  • Be responsible for the details of: a) People (by name) required b) Equipment required c) Small tools required d) Permanent materials required e) Supplies required
  • Attend the Weekly Progress Meeting with the Owner

5) Cost and Paperwork. The Superintendent will:

  • Take primary responsibility for the “cost” of the job and maintain project profitability.
  • Ensure that time cards, invoices and backup are being coded properly and submitted on time.
  • Submit reports, via KCAMS Daily; calculate daily unit costs.
  • Review the % Margin on Cost Report and Unit Price Analysis Reports, and at a minimum, inform the crew of cost on the job compared to the budgeted cost.
  • Examine the most recent entries in the Job History Detail to see if there are any miscodings.
  • Assist the Project Manager in arriving at accurate month-to-date production quantities on a monthly basis. These override the daily reports reported via KCAMS and should be a check on accuracy.
  • Complete accurate and comprehensive Daily logs via KCAMS.
  • Keep eyes open for alternative methods and materials in order to increase profit.
  • Assists with production analysis studies.

6) Safety. The Superintendent is responsible for the safety of the people on the jobsite and the implementation of the Jobsite Safety Plan as developed by the
Project Manager. Employee will act as the Company’s competent person.

The Superintendent will:

  • Work with the Safety/Risk Manager to find ways to enhance the safety of te workplace and people.
  • Perform jobsite safety orientations for each new employee
  • Make sure that meaningful tool-box safety meetings are being conducted weekly and document each meeting.
  • Increase the safety awareness level on the jobsite. Employee will impart safety advice with every set of directions given to members of the crew.
  • Fulfill responsibilities as the Company’s appointed Competent Person. If

you leave the site it is your duty to appoint a temporary Competent
Person in your absences.

7) Quality Control. The Superintendent will:

  • Take primary responsibility for the quality of the job in construction.
  • Instill the principle that “it costs less to do it right the first time” throughout all personnel involved on the jobsite.
  • Take pride in the work being performed and pass that pride along to all jobsite personnel
  • Make darn sure that we have proper line and grade, which is the most

basic of Quality Control Measures.

  • Understand the requirements of the contract before starting the work/activity.

Job Type: Full-time

Pay: $70,000.00 - $95,000.00 per year
