Mission:

To achieve the goals of studio openings by opening studios timely, and as efficiently as possible.

Responsibilities (include but not limited to the following):



    • Managing all Location Development related items including, working daily with franchisees, vendors, real estate brokers, contractors (electricians, HVAC, plumbing, security), architects, engineers, and code enforcement officials on projects in various phases of the development (site selection, lease negotiations, permitting, construction).
    • Maintain and update the Real Estate priority list as new franchisees are entering the system and/or signing their lease.
    • Meeting weekly with the Nation Real Estate portfolio management company, Morrow Hill, to ensure projects are moving through site selection and lease negotiations.
    • Working with Franchisees to guide them through all aspects of the location development process.
    • Assistance CAD Designers by completing preliminary schematic designs and general construction drawings sets for each project.
    • Assist franchisees and the local architect/engineer to finalize the drawings and navigate the permitting process.
    • Assist franchisees and general contractors to get studios through construction and ready for sauna/equipment installations, interior branding components package, and through final inspections.
    • Work with Performance coaches to help drive the performance and expedite the opening process; Weekly studio acceleration meeting.
    • Supervisor and manage the Construction Project Manager to ensure the Company is improving the time is takes to open studios.
    • Identify the franchisees that are going to be over budget and work with the real estate team to get more tenant improvement allowance from the landlord.

    • Manage and maintain the preliminary drawing queue sheet and help prioritize the projects with the assistance from the national real estate portfolio management company.

Other Duties and Responsibilities include but not limited to:

  • Sending out lease announcements for each studio once they sign the lease.
  • Updating our internal franchise information system (FIM) with all location development related dates/data.
  • Working with Franchisees and general contractors to ensure that our projects meet our start-up cost budget and pushing to get studios open with a goal of 210 days or less.
  • Meeting weekly with the legal team to push franchisees that are behind on their development schedule.
    • Assist legal with courtesy letters and extension recommendations.
  • Working with Franchisees and the real estate team to ensure the drawings are accurate; Collecting $1200 for each set of construction drawings completed.
  • Provides assistance with international location development support.
  • Development of initial space plan, and general construction set of plans and re-image construction set of plans.
  • Coordination of HOTWORX and SOL SPA Interior finish out/components.
  • Provides superior customer service to each assigned studio and/or spa by ensuring that all concerns and/or complaints are handled quickly and in a professional manner.
  • Managing all location development vendors/vendor relations and ensuring their work is up to brand standards.
  • Working with accounting to ensure that construction drawings are invoiced and collected prior to releasing them to the franchisee.
  • Follow-up with Franchisees regularly to make sure they are moving through the real estate, drawings, permitting, construction and equipment delivery portion to ultimately open their location, Expediting wherever possible.
  • Video inspections for each studio prior to approving them for soft opening to ensure that each studio has all the required studio components and is up to brand standards.
  • Participating in weekly orientation days, presenting on the location development process/procedures.
  • Maintaining the quarterly strategic review presentation for location development and tracking key performance indicators such as time to get lease signed or open.
  • Reporting weekly leasing and opening updates to the CEO and executive team.

Education & Training Responsibilities:

  • Develops training videos/materials and ensures franchisees are given resources needed to operate.
  • Participates with equipment and expo hall set up at the Annual Convention.
  • Creating, managing, and maintaining the location development checklist. Updating as necessary.

Accountability:


    • Attends all department and corporate meetings as assigned by supervisor.
    • Manages and maintains all internal accountability tools and reports included to updated shared calendar, shared Google tracking files, internal CRM tools and the like as outlined by supervisor.
    • Documents and maintains detailed notes on each assigned studio/spa.
    • Tracks and monitors objectives daily, weekly, monthly, quarterly and annual for reviews and evaluations of performance in the position.

Knowledge, Skills, & Abilities Required:

  • Strong communication skills both verbal and written.
  • Time management and organizational skills.
  • Moderate knowledge of general business accounting.
  • Multi-tasking and cross management skills over varying tasks and projects.
  • Moderate to advanced knowledge of Keynote, Microsoft Office- (includes Word, Excel, PowerPoint), Google online tools as well as basic internet skills and technical knowledge.
  • Ability to make administrative/procedural decisions and judgments.
  • Ability to determine method of performing assigned duties.
  • Schedule and shift workload to accommodate needs and complete tasks.
  • Ability to prepare basic statistical analyses and summaries.
  • Ability to work well in a fast-paced work environment and juggle various projects and responsibilities.
  • Ability to adapt quickly to change and growth.

Work Schedule:

  • Monday – Friday: 8:30 – 5:00 PM CST
  • Some projects and events may require longer hours. There will be times that will require to come in early and stay late during the work.
  • Additional company events may require attendance, such as the Company’s annual convention.

Compensation:

  • Base Salary, Commission and Bonus Opportunity: $100,000

  • Bonus Opportunity:

    • Location Opening Bonus (from Franchise Agreement effective date to receipt of Certificate of Occupancy):
      • $1,500 if a location opens in 210 days (7 months)
      • $1,250 if a location opens in 240 days (8 months)
      • $1,000 if a location opens in 270 days (9 months)
    • Number of Units Opened Monthly Bonus/Commissions:
      • $2,000 if 20 locations open in any given month.
      • $250 for each additional studio opened over 20.
