Role and Responsibilities


SUMMARY

Provide the overall technical direction/assistance of the daily functions of the facility maintenance department and associated personnel in maintaining the building equipment and infrastructure essential for the operation of the company and its employees. Coordinate and manage EH&S, contractors (plumbing, electrician, air conditioning, janitorial services contractor, shipping & receiving etc.).


ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned.


Coordinate and schedule work requests by NETC.

Help establish facilities department procedures and policies.

Perform maintenance and preventive maintenance on the HVAC, Electrical, Plumbing, and other critical equipment.

Perform maintenance on other equipment including Forklifts, Passenger Lifts, Lighting, Hydraulic equipment, Fountains, and Pumps.

Install and de-install modular systems furniture

Ability to work with and understand computerized HVAC and Fire Alarm control systems including Metasys BMS.

Capable of installing floor to ceiling modular wall systems

Understand storing and transporting of Hazardous Materials

Coordinate and supervise Contract help (ie –janitorial services, plumbing, electrical work, air conditioning, etc.)

Coordinate and supervise H&S procedures & reports, Emergency Preparedness Plan, Learn From Incident/LFI

Coordinate and supervise facilities shutdown and reopening

Trouble shooting skills

Manage building licensing requirements

Able to work outside of normal business hours and weekends when necessary

Available for on call maintenance duties nights & weekends

Monitor and supervise work being done by contractors for repair work or building modification.

Supervise facilities maintenance technicians in their daily activities.

Available for on call maintenance duties nights & weekends

Monitor and supervise work being done by contractors for repair work or building modification.

Supervise facilities maintenance technicians in their daily activities including preparation and completion of annual performance reviews.


EDUCATION AND/OR EXPERIENCE

Requirements include a High School diploma or GED equivalent.

Must also have 8+ years work experience in the following areas:

Preventive maintenance

Plumbing

Carpentry

Electrical repairs

Painting

Machine servicing

Vehicle servicing

Sound knowledge of H&S legislative requirements

Sound knowledge of OSHA requirements and regulations


Must be computer literate with basic working knowledge of Microsoft Office Suite.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions and the National Building Code.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. . .Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.


CERTIFICATES, LICENSES OR REGISTRATIONS

Electricians, plumbing, general contractors or equivalent related certification is preferred.

Valid State of New Jersey License Class D.
