Position Summary
The primary responsibility of the Facility Manager is to supervise, plan, and coordinate efforts to meet the physical needs of all Pasquerilla Plaza tenants. The Facility Manager oversees the maintenance of buildings and grounds as well as renovation/new construction of property facilities. Also, the Facility Manager supervises the maintenance of all electrical and mechanical equipment used in heating, air-conditioning, refrigeration, water-supply, and power systems while ensuring the overall safety, comfort and satisfaction of tenants. The Facility Manager offers quick and effective resolution of problems and complaints while coordinating and ensuring compliance of preventative maintenance schedules and programs as outlined by the company. The Facility Manager serves as a positive team member and leads the Corporate Office Housekeeping and Maintenance department as an exemplary professional.
Major Responsibilities:
  • Manages and leads the Corporate Office Housekeeping and Maintenance Department by setting an example through professionalism and a friendly attitude towards clients and co-workers.
  • Monitors, develops, and grows the Corporate Office Housekeeping and Maintenance team through effective training sessions and on the job evaluations.
  • Manages the Corporate Office Housekeeping and Maintenance budget, making appropriate recommendations for realignment when necessary.
  • Monitors overall office workflow and makes adjustments as necessary.
  • Has a growing and up-to-date knowledge/awareness of all developments, trends, and methods in the industry and shares all knowledge with the Corporate Office Housekeeping and Maintenance team.
  • Oversees all building operations, the use, training and maintenance of the Building Management System, building space allocation and layout, and communication services.
  • Meets with and negotiates contracts with all service providers.
  • Responds to various developing conditions as well as crisis situations.
  • Ensures compliance of preventative maintenance schedules and programs as outlined by the company.
  • Assists in the preparation of property Emergency Action Guides as well as policies and procedures that relate to the safety and well-being of tenants, employees and visitors.
  • Oversees all renovation/construction for the property and individual tenants.
  • Ensures property is in compliance with OSHA and any other pertinent rules and regulations by coordinating all necessary inspections and audits and interacts with employees regarding issues of maintenance and repair of facilities.
  • Performs supervisory functions including performance appraisals, conducting staff meetings, interviewing, and other events to foster good communication and employee morale.
  • Creates a positive customer service focused environment when handling tenant leasing as well as tenant concerns and all concerns whether by tenant or employee are handled promptly and courteously.
  • Upholds confidentiality and privacy of all company, employee and vendor data, which if disclosed, may have significant internal or external effect.
  • Performs related tasks as assigned.
Education & Training Requirements:
  • Bachelor of Science (Facilities Management) preferred; Associates Degree with technical training in plant/facility engineering/maintenance required.
  • Required to maintain scaffolding, harness, and fall training.
  • May be asked to hold current and valid CPR and First Aid Certification.
  • Must hold current and valid driver’s license free from major violations.
  • Must successfully pass all relevant/required background screenings which may include, but not limited to, credit, criminal, child abuse clearance, driving, and drug screening.
Experience:
  • 3-5 years of progressive experience and responsibility in a facility management or maintenance field required.
  • Previous experience with HVAC, plumbing, carpentry, and mechanical/electrical repair is required.
  • 2 years supervisory experience required.
Skill(s):
  • Excellent interpersonal skills and customer service orientation so as to build effective business relationships and client loyalty.
  • Must have the ability to communicate in English; must have refined written and verbal communication skills and ability to follow written and oral instructions and procedures.
  • Attention to detail and strong organizational, planning, and prioritization skills.
  • Computer proficiency required.
  • Strong mechanical aptitudes and a working knowledge of electrical and mechanical systems.
  • Familiar with local building codes, OSHA regulations, and current health and safety regulations.
  • Strong analytical, problem solving, diagnostic skills and negotiation skills.
  • Ability to work well under pressure and in a fast paced environment.
  • Self-starting personality; highly motivated.
  • Must maintain a professional appearance and manner at all times.
  • Basic mathematical and calculator skills.
  • Physical demands include the ability to see (clarity of vision at 20 feet or more, possess three-dimensional vision, and be able to identify and distinguish colors), sit, talk (ability to express and exchange ideas by means of the spoken word), hear (ability to perceive the nature of sounds), stand for long periods of time, walk, handle, feel reach, bend, stoop, and lift, carry, push or pull items weighing 50 pounds or less (75 pounds with assistance).
