Job description
FUNCTIONAL PURPOSE:
Performs difficult skilled and responsible administrative work in planning and directing the work of a department with responsibilities for installation, maintenance and repair of Commercial HVAC and Refrigeration equipment.
DUTIES AND RESPONSIBILITIES:
An employee in this class plans and directs the work of several small crews in the installation, maintenance and repair of chillers, heat pumps, air handlers, cooling towers, other associated equipment, control systems and kitchen refrigeration equipment. Work includes long and short term planning for major renovations, major and minor repairs; preventive maintenance; and some new installations; assisting with operating and capital budget planning, and administration
of department budget; and handling personnel management responsibilities. Work requires journey level knowledge in trade area, significant independent judgment, and initiative. Work is performed under the general supervision of Division Management and is evaluated through conferences, review of records, reports, and public acceptance.
REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:
- Assigns individual workers and teams to perform routine and emergency work orders and inspects the work of trade employees for adherence to department and trade standards; evaluates employee job performance, and counsels and coaches employees for discipline and promotion of employees; coordinates employee training; maintains employee time records.
- Coordinates and inspects the construction of major HVAC and kitchen refrigeration installations and repairs by contractors; coordinates the installation of HVAC and Refrigeration modifications, and major industrial size appliances.
- Purchases and maintains appropriate inventory of parts, tools, and supplies; writes specifications for HVAC and Refrigeration equipment component replacement; administers bidding process.
- Ensure the departmental budget is aligned with Director of Maintenance Annual Finance and Budget reports.
- Assists division head with maintaining department records and producing reports.
- Establishes preventative maintenance schedules and procedures.
- Utilizes Microsoft Office Suites to produce documents and spreadsheets for reports.
- Adheres to OSHA safety standards at all times.
- Clear snow from driveways, parking lots, and sidewalks.
- Performs related duties as required.
- Thorough knowledge of the principles and techniques of the variety of trades related to
- the work.
- Thorough knowledge of HVAC and refrigeration maintenance and materials.
- Thorough knowledge of methods, tools, parts, and equipment used in related trades.
- Thorough knowledge of occupational hazards and safety precautions of the work
- Thorough knowledge of state and local laws and regulations related to the work.
- Thorough knowledge of effective supervisory practices relating to motivation,
- communication, and delegation.
- General knowledge of the organization’s personnel, purchasing, and budgeting policies and procedures.
- General knowledge of the use of electrical, microprocessor, and computer-related heating and air-condition controls and data management systems.
- Ability to establish and maintain effective working relationships with school officials, coworkers, management, supervisors, and the general public.
- Ability to assign and inspect the work of subordinates.
- Ability to effectively communicate and collaborate with others both verbally and written.
- Ability to mentor and train employees in methods, procedures, and skills.
- Ability to issue clear and understandable oral and written instructions and to interpret and follow difficult technical instructions.
- Ability to read and interpret service manuals, drawings and schematics.
- Ability to calculate the costs of materials and estimate time for specific related projects.
- Ability to operate vehicles safely.
- Ability to maintain, compile and analyze manual and computerized records and reports
- accurately.
- Ability to effectively utilize common computer programs such as Microsoft Office Suite
- and also WSFCS programs.
- Ability to effectively utilize the Internet to search for information, equipment, and spare
- parts.
- Ability to utilize e-mail as a communication tool.
- Ability to exercise the physical strength and agility necessary to perform job tasks, with a
- minimum of 50 lbs. lifting and carrying capacity and occasional 75 lb. lifting capacity.
- Ability to report to Division Director and perform related tasks and duties as required.
- Ability to work overtime on short notice, evenings, weekends, and holidays
EDUCATION AND EXPERIENCE REQUIREMENTS:
- High school diploma supplemented by course work in HVAC/Refrigeration, three (3) years of journey level experience, and three (3) years of supervisory experience, or an equivalent combination of education and experience.
- Associates degree or equivalent training within the business field or trade preferred.
CERTIFICATION AND LICENSURE REQUIREMENTS:
- Valid North Carolina driver’s license
- Universal CFC Certification
- Hold, or obtain within one-year of employment, at minimum an H3-1 contractor’s license.
Pay Grade OSS3 - $4658.00 Minimum Monthly Salary - Full Time Position
