• To assist the Director of Maintenance with The Community's Daily and Preventative Maintenance Program by working hands-on within the Community, including overall inspection, repair, and general maintenance of apartments and other interior/exterior areas.

• Essential Duties and Responsibilities:

• Assist in preparing all market-ready apartments with little or no guidelines for turn time, which may include painting, carpet cleaning, general repairs, and housekeeping.

Complete daily community inspections.

Assist in the maintenance and upkeep of all mechanical equipment in the community, including but not limited to, water heaters, HVAC units, kitchen equipment etc.

• Perform various maintenance functions such as installations, carpentry, furnace and air conditioner repairs, filter changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.

• Responsible for proper use and care of all tools, equipment, and vehicles.

• Work to maintain grounds and common areas, keeping them free of trash and debris.

• Perform on-call emergency service as required.

Additional Duties and Responsibilities:

Perform all work assigned for the agreed-upon wage, accepting no additional payment or nonperishable gifts from residents or others.

Meet the assigned work-hour requirements of the job. Regular attendance is required.

Minimum Job Qualifications and Requirements:

High school diploma or equivalent.

Minimum of two (2) years' verifiable, hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc is necessary.

Experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These power tools include circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine

Ability to lift up to 50 pounds.

Ability to work with and provide maintenance repairs for Community residents
