The Winfield at Richmond Heights is currently searching for a Maintenance Director for immediate hire

Reports to: Executive Director

Primary responsibilities for this position include performing hands-on maintenance for all facets of the community, including repairs and general maintenance of apartments and other interior and exterior areas. Apartment refresh. Working with outside contractors and city and stated inspectors. Working and communicating with seniors is a required attribute.

This full-time position requires a self-starter with demonstrated experience in maintenance of multiple units. In addition to being a flexible team player, this person must be able to meet deadlines and work within a budget. Knowledge of state regulations as they apply to Fire & Safety is a plus. Previous supervisory experience is helpful as you will work with a Maintenance Assistant. This position has on-call responsibility.

Must be able to work and communicate effectively with cliental (seniors), must have Drivers License in good standing and be willing to submit to a background check.

Duties and Responsibilities:

11. Assist with grounds care as required, such as pruning trees, removing dead shrubs, removing dead branches in trees, weeding, etc.

22. Pick up trash daily inside and outside.

33. Sweep sidewalk and keep clean of debris.

44. Shampoo carpets as assigned.

55. Provide routine snow removal from sidewalks around facility.

66. Inspect and sign/date all fire extinguishers throughout the facility on a monthly basis.

77. Complete monthly apartment safety checks on designated floors.

88. Complete assigned work orders daily for minor repairs.

99. Prepare all vacant apartments for move ins.

110. Complete monthly apartment safety checks on designed floors.

111. Assisted with preventative maintenance as outlined in the Preventative Maintenance Program on apartments and equipment.

112. Empty outside trash receptacle and ashtrays daily.

113. Assist with move ins and move outs.

114. Perform other assigned and/or related duties as outlined by supervisor.

115. Perform electrical repairs on item such as appliances, fixtures, switches, circuits, etc., within the scope of the qualifications.

116. Perform plumbing work, such as cleaning stoppages, replacing fittings, etc., within the scope of qualifications.

117. Perform carpentry work such as fitting doors, freeing windows, replacing shelves, sanding, and refinishing floors within the scope of the qualifications.

118. Replace broken glass, tile, carpet, screens, garbage disposers, smoke detectors, fixtures, appliances, draperies, and locks within scope of qualifications.

219. Repair concrete, masonry, roofing, fencing, etc., within scope of qualifications when required.

220. Paint interior and exterior.

221. Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer clean outs and post map of same.

222. Ensure storage aeras and entrances are locked and adequate lighting in those areas is maintained.

223. Periodically inspect all building and common areas, performing repairs and janitorial assistance as needed.

224. Serve as director of the in-house OSHA programs.

Education:

High school diploma or equivalency. Must be able to read and understand instructions.

Experience:

Some type of experience in the following areas: OSHA regulations, carpentry, plumbing, electrical, painting, air conditioning, refurbishing, and cleaning.

Physical Effort:

Includes, prolonged standing, walking, constant bending, lifting, and climbing.

Work Environment:

1. Exposure to infection, odors, peculiarities, and mood changes of the aged, infirm, and mentally impaired.

2. Moderate accident hazard due to chemicals used and types of maintenance work.

3. Exposure to heat and noise.

4. Must take necessary precautions with noise, chemicals, and other safety precautions.
