Maintenance – Level I
Department: Maintenance
FLSA/Classification: Non-Exempt/Hourly
Reports to: Director of Facilities and Grounds
Summary:
To perform routine maintenance duties including rough carpentry, painting, simple plumbing, and basic equipment or facility repairs. Completes event set ups as directed.
Essential Duties and Responsibilities:
- Must be able to read and follow all set-up instructions/drawings for events being held in Willows Arbor, Health Center, Personal Care, and the Town Center.
- Performs simple carpentry tasks, such as installing grab bars, towel bars, and hanging pictures.
- Repair/replace toilet tank hardware, open clogged drains and toilets and other simple plumbing jobs.
- Perform minor patching and painting duties.
- Complete moves of resident furniture/personal items safely and without damage.
- Repair nonfunctioning by-pass doorways.
- Spot clean carpets using appropriate floor machines.
- Replace damaged carpet squares in the Health Center.
- Perform weekly vehicle preventative maintenance.
- Respond to resident emergency alert system
- Maintains a safe and productive work environment.
- Assists with resident relation program; handle all resident concerns promptly. Keep the Director of Facilities and Grounds informed of all resident issues.
- Completes all special assignments/projects as required by the Director of Facilities and Grounds.

Minimum Education/Skills/Experience/Credentials:
- High school graduate or equivalent.
- Minimum of one year experience in general building maintenance or janitorial services.
- Must be able to read simple instructions and follow simple diagrams.
- Must be able to perform simple tasks independently after being given specific instructions.
- Must have general knowledge of simple equipment used in the building trades.
Physical Requirements:
1. Manual dexterity sufficient to use hand tools and to paint.
2. Ability to stand, crouch, and climb to perform repairs, use ladders, and perform various
types of manual labor.
3. Ability to lift up to 50 pound occasionally.
4. Vision (with correction) sufficient for reading, performing repairs, and painting.
