We are looking for a Maintenance Supervisor to manage maintenance in our facilities. You will be responsible for hiring and training staff and ensuring the smooth running of upkeep or repair operations. An excellent maintenance supervisor must be reliable and have a great eye for detail. They must have technical skills and knowledge of various crafts such as carpentry, plumbing etc. Leadership and knowledge of administrative tasks such as scheduling are essential. The goal is to ensure that facilities are in a good and safe condition at all times.

Essential Duties:

• To organize maintenance staff and provide guidance to achieve a seamless workflow
• To provide excellent customer service to tenants
• To provide training necessary to maintenance staff as needed
• To assign work orders to maintenance staff and self on a daily basis and ensure their completion to customer’s satisfaction
• To ensure common areas are neat and clean
• To coordinate with vendors their work assignments and ensure that work is completed with the Property Manager’s approval
• To help Property Manager monitor materials and supplies usage and maintain accurate inventories
• To walk the units and the properties to ensure that work is done and buildings are in compliance with city guidelines to avoid penalties
• To work with Property Manager to forecast spending based on future needs (ex. make ready, painting, etc.) and assist to control spending
• To complete administrative work in an organized and timely manner and submit paperwork into Yardi or Property Manager
• Other duties as assigned

Job Requirements:

• 5-7 years of experience as a Maintenance Technician with multi-unit, multi building experience
• HVAC/EPA Certified
• A High School Diploma or equivalent
• Basic knowledge of Yardi Voyager to be able to input work orders
• Basic computer knowledge
• Ability to communicate efficiently and effectively with all levels of employees
• Basic knowledge of Fair Housing laws and regulations
• Ability to multi-task and excellent organizational skills
• Ability to travel between properties as needed on a daily basis
• Ability to pass a criminal and/or credit background check
• A current Driver’s License and be insurable

Physical and Mental Requirements:

• Ability to work for extended hours as needed
• Ability to handle moderate to high levels of stress
• Ability to lift 50 lbs. or more
