Maintenance Supervisor

SUMMARY: Performs and supervises all maintenance of the resort, including but not limited to plumbing, painting, electrical, heating and cooling to maintain the safety and comfort of the guests and staff of the resort.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

  • Hires, trains, schedules and reviews all departmental staff. Continually monitors performance and provides feedback and guidance.
  • Supervises the maintenance operations of the resort, amenities, and all equipment.
  • Maintains the HVAC systems as well as the physical buildings and the grounds surrounding the buildings.
  • Ensures that operating procedures are in compliance with the state and federal regulations in regard to HAZCOM and OSHA.
  • Negotiates contracts, seeks bids, and manages the work of all outside service contractors.
  • Ensures that all fire and safety equipment is properly maintained and is inspected on a regular basis.
  • Maintains a preventative maintenance program for the resort.
  • Ensures that all reports are completed in a timely manner.
  • Ensures that all staff are properly trained. Ensures training, development and adherence to company and property procedures.
  • Conducts weekly/monthly staff meetings and safety meetings.
  • Maintains and manages the resort’s pool and spa and equipment to ensure compliance with

Health Department standards and applicable laws.

  • Maintains communication between all property departments.
  • Performs other duties as assigned by management.
  • Performs tiling, painting, carpentry, repairing, wallpapering, and other general maintenance repair, as dictated by the needs of the property.

SUPERVISORY RESPONSIBLIITIES: Directly supervises 4 to 8 employees in the Maintenance
Department. Is responsible for the overall direction, coordination, and evaluation of the maintenance department. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning appraising, and directing work; addressing complaints and resolving problems.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

EDUCATION AND/OR EXPERIENCE: HVAC certificate (preferred); or one to two years related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS: Ability to read, analyze and interpret general business periodicals, professional journals, and technical procedures. Ability to write routine reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of the public.

REASONING ABILITY: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

TRAINING NEEDS: Training in Preventative Maintenance and HVAC Training.

While performing the duties of this job, the employee is regularly required to reach with hands and arms and talk or hear. The employee frequently is required to stand; walk; sit; use hands to finger, handle, or feel; and stoop, kneel, crouch, or crawl. The employee must regularly lift, push, pull, and/or move up to 50 pounds, and occasionally lift, push, pull, and/or move more than 100 pounds.

WORK ENVIRONMENT While performing the duties of this job, the employee is frequently exposed to extreme heat and cold.

  • Hearing is critical to communicating by telephone and answering guest inquiries.
  • Vision is critical to completing the numerous administrative responsibilities.
  • Speech is critical to communicating with employees and guests.
  • Written communication and administrative responsibilities require excellent reading and writing abilities.
