The Manager, Commercial Enterprise will be responsible for securing, but not limited to, long-term Right of Entry (R.O.E.)/ Right of Way (R.O.W) Agreements or Grant of Easement (G.O.E.) to new and existing HOAs, management companies, neighborhood planning associations, commercial buildings and MDUs in Florida and Georgia.
You will accelerate the sales cycle by attaining the legally required documentation, prospect identification and qualification, funnel and prospect management, proposal generation and contract closure. You will use your technical expertise serving as a subject matter expert and regularly interact with clients to answer questions on recommended services. Works with moderate guidance in own area of knowledge.
Essential Duties & Responsibilities
- Initiate the ROE/ROW process by researching properties, contacting owners and receiving attainment requests.
- Mitigate risks by accurately preparing ROEs, and GOEs with scopes of work (SOWs), certificates of insurance (COIs), risk management insurance provisions and negotiated terms and required notarizations. Collaborate with Engineering, Legal, Construction, Operations, IT and Accounting teams.
- Arrange an on-site due diligence survey of locations, fill out required exhibits, SOWs, COIs and legal descriptions, submit forms and track and report on the completion of each step of the ROE process.
- Achieve sales targets and ROI expectations by working with sales to ensure positive client relationships, effective client ROE support, leverage client interest to garner building access and escalate issues accordingly.
- Develops positive relationships and stays connected with clients, answers their questions, and resolves conflicts and provides solutions to issues that arise.
- Maintains a deep understanding of the product line and recommends products to clients based on fit and needs.
- Research and analyze trends and implement solutions based on research and analysis of the markets.
- May attend trade shows, events, and conferences to grow connections and increase product awareness.
- May be responsible for sales budget.
- Attend HOA meetings as needed to explain services and construction process.

Basic Qualifications & Competencies
- 3-5 years in real estate, legal, property management, marketing, sales or business
- Must be able to provide proof of eligibility to work in the U.S.
Preferred Qualifications & Competencies
- 3+ years’ history of negotiating and processing legal documents
- 1-2 years as a CAM (common area and maintenance) Manager or Property Manager
- Proficient at cross-functional collaboration
- Ability to work effectively within a team and independently
- Excel in skill of negotiation, building relationships, market knowledge, and managing processes
- Persuasive and goal oriented
- Possesses an energetic, outgoing, and friendly demeanor
- Eager to expand company
