Position Summary:

The MERS Administrator is responsible for managing and maintaining the Mortgage Electronic Registration System (MERS) for all loans originated, purchased, serviced, and sold for Kind Lending and its joint venture companies. The Administrator ensures the accuracy and completeness of the MERS database and provides training and support to staff on MERS-related procedures.

Pay Disclosure:

The starting base pay range for this position is $24.00 – $31.25 per hour. The actual base is dependent on many factors such as: work experience, business needs, market demands, and other compensation components. The base pay range is subject to change and may be modified in the future.

Work Location & Hours: In Corporate office in Santa Ana, CA preferred with the possibility of hybrid schedule to work from home 2-3 days per week.

Key Responsibilities:

  • Ensure all loans boarded to the servicing system match the data in the MERS System
  • Review and maintain all reporting provided by the MERS system.
  • Perform monthly reconciliation of MERS loans.
  • Perform MIN and loan level research for any MERS related issues.
  • Research, identify and resolve exceptions.
  • Submit batch and flat file updates to MERS.
  • Verify applicable documents such as Mortgages, Lien Releases and Assignments of Mortgages are drafted, signed, and recorded according to MERS System Standards.
  • Review collateral documentation for residential loans including the Note, Mortgage, Modifications, Title Policy, and Assignment/Endorsement chains; identify deficiencies and conduct appropriate exception cures as relates to MERS System Requirements.
  • Review and reconcile MERS invoice and billing process.
  • Assist with additional projects or tasks as needed.
  • Manage the MERS database: The Administrator is responsible for ensuring the accuracy and completeness of the MERS database, including updating borrower and loan information, assigning, and verifying MIN numbers, and managing loan transfers.
  • Provide staff training and support: The Administrator provides training and support to staff on MERS-related procedures, including data entry, borrower registration, and loan transfers.
  • Ensure compliance with MERS requirements: The Administrator ensures that the financial institution or mortgage company is compliant with all MERS requirements, including registration, reporting, and record keeping.
  • Collaborate with internal and external stakeholders: The Administrator collaborates with internal stakeholders, such as operations and IT staff, as well as external stakeholders, such as warehouse banks and investors.
  • Responsible for annual MERS audit.
  • Perform audits and reviews: The Administrator performs periodic audits and reviews of MERS-related procedures to ensure compliance and accuracy.

Competencies:

  • 3+ years of experience in mortgage servicing, preferably with experience in MERS administration.
  • Knowledge of MERS requirements and procedures.
  • Strong analytical and problem-solving skills.
  • Excellent communication and interpersonal skills.
  • Detail-oriented with strong organizational skills.
  • Ability to work independently and as part of a team.
  • Proficiency in Microsoft Excel and other relevant software.
  • Experience with loan servicing systems, such as Black Knight MSP and Loan Origination systems such as BlueSage.

Work Authorization:

Must be able to verify identity and employment eligibility to work in the U.S. without a visa sponsorship.
