Full-time Project Manager role
Reporting to the Director of Construction, the Project Manager is the Company’s lead project representative. They lead by example with proactive engagement, effective communication, and overall support of all clients and projects in their portfolio throughout all phases of construction by demonstrating Russco’s core values of integrity, quality, and relationships.
They are expected to facilitate efficient and productive interactions within the Russco Team (Estimating, Pre-Construction, Accounting, Internal Operations, Leadership), subcontractors and vendors acting on Russco’s behalf, clients and their teams (architects, engineers, etc), and all other related parties (landlords, property owners, jurisdictional authorities) that engender trust.
Project Managers maintain close focus to ensure that all necessary measures are ready to ensure timely start of construction: permits, contracts, subcontracts, etc. These responsibilities are critical to ensure their portfolio consistently meets or exceeds the cost, quality, and schedule expectations while maintaining and fostering meaningful relationships with all team members. The Project Manager works hand-in-hand, day-to-day with the projects’ Superintendents throughout the life a project to ensure that expectations are met or exceeded by all subcontractors and vendors.

Upon joining the Russco, Project Managers will be paired with a mentor and have main points of contact within each department to help with their on-boarding: estimating/bidding, project management, accounting, internal operations. Points of contact will engage with the Project Manager to provide exposure and context on how their roles fit into the Russco workflow. Project Manager will be expected to demonstrate their learnings consistently and independently by applying them to daily business needs. Successful growth in this role will be exhibited through self-accountability, measurable results, and approach to work with emotional intelligence.
Responsibilities will include, but not be limited to the following:
- Partner with Superintendent to ensure job site safety measures are implemented, enforced, and maintained including all applicable regulatory and Company requirements, maintaining consistent weekly on-site safety and project coordination meetings, obtaining and posting all required permits, licenses, and other required job and regulatory related notices
- Ensure Superintendents consistently establish, plan, review, and maintain quality control procedures, layout benchmarks, project office and temporary utilities, staging areas, equipment, necessary manpower, etc.
- Demonstrate consistent, thorough, knowledge and understanding of client/general contracts, subcontracts, and all contract documents (drawings, specifications, addenda, etc)
- Proactively communicate risks in a timely manner with thoughtful mitigation plans and options that help Leadership to provide direction that eliminates or minimizes any negatives impacts to cost, quality, or schedule.
- Consistently and thoroughly maintain familiarity with work in place over the course of construction to ensure it is executed in accordance with contractual requirements and holding all parties accountable to perform any necessary remedial work
- Manage and report project/portfolio financials and projected cashflows including but not limited to budget, cost exposure (including unapproved change orders), final estimated cost (including approved change orders), etc to ensure consistent Leadership awareness or all positive and negative financial impacts and exposures
- Ensure all subcontractor and vendor payments are reviewed and approved to maintain regular/contractual monthly payment requests, invoices, time and material costs, etc.
- Manage all project activities proactivey to ensure that projects are closed out in timely manner in accordance with contractual documents and target not to exceed the timelines of contractual payments terms.
- Thorough experience and working knowledge of industry stanadra techniology platforms including Viewpoint Team, Viewpoint Spectrum, Microsoft Office Suite (Word, Excel, PowerPoint, Teams), Box, SmartSheet, Blue Beam, Plangrid, and others
