Job description
Project Managers oversee the team effort to manage a construction project, from start to finish. The PM must react and adjust quickly to changing conditions and come up with practical solutions for dealing with issues in a professional and timely way. PMs communicate with the LFJ team, LFJ management, as well as with the owner, architect, and engineers and subcontractors to ensure efficient management of projects.
Responsibilities
- Responsible for all project startup tasks, including kick-off meetings, ownership and engineering coordination, subcontractor contracts and submittal requests, and coordinating with superintendents and pre-construction teams.
- Create and update tracking logs and other bespoke forms as needed, following up on correspondence, managing two-week look ahead schedules, and oversight for critical path items.
- Understanding of jurisdictional requirements for the local area, including inspections and permitting, occupancy requirements, critical structures, and other code related items.
- Use Procore project management software to submit, track, and distribute RFI’s, submittals, plans/drawings, permits, etc.
- Build and maintain up to date schedules that reflect on site conditions
- Create/update meeting agendas, record corresponding meeting minutes, and attend all project meetings (both on site and virtual) as assigned.
- Generate budgets, schedules of value, commitment and subcontractor change orders, and billing/requisition documentation.
- Develop and load budgets and other financial information for project setup. Use these initial estimates for cost control and verifying the financial health of projects.
- Utilize tools provide to maintain strict financial control of the project, including requesting and scoping change orders, as well issue commitment change orders and prime contract change orders as required.
- Analyze and provide the financial reporting data for monthly job cost meetings for each assigned project. This requires knowledge of budgeting and cost projections.
- Setup, coordinate, and manage projects of various sizes, complexity, and scope.
- Substantial familiarity with construction means and methods, as well as electrical, mechanical, structural, and plumbing trades.
- Assess monthly subcontractor requisitions for accuracy, appropriateness, and completeness and synthesize incoming data to determine ownership requisition amounts.
- Coordinate close-out process, including O&M’s, warranties, as-built drawings sets, etc., with assigned project administrator or engineer.
- Coordinate with field and office personnel as required for day to day project operations.
- Maintain professional correspondence with owners, architects, engineers, subcontractors, etc.
- Attend department/division meetings, corporate training and professional development events.
- Assist in preconstruction, focusing on scheduling and phasing, construction details and constructability, and subcontractor scope development.
- Provide senior level management during construction to ensure that:
- Project is on schedule and that appropriate action is being taken to achieve upcoming milestones.
- Long lead/critical submittals are coordinated and submitted in accordance with the schedule requirements.
- Subcontractor design requirements are coordinated with the contract documents and between trades.
- Tenant requirements are properly accounted for and coordinated.
- Subcontractor change pricing is timely and fair.
- Assist the project team with subcontractor dispute resolution.
- Assist the project team with problem solving. Help develop the best (cost effective, aesthetically pleasing, time sensitive) solution to problems as they arise.
- Be a senior level point of contact for the owner as required: attend progress meetings, help with tenant coordination, etc.
- Other responsibilities as assigned.
Qualifications
Knowledge of construction cost, scheduling, estimating, purchasing, and building principles. Must be able to read and interpret construction drawings. A working knowledge of Primavera P6 scheduling software and Procore project management software is helpful; proficiency in Microsoft suite; and familiarity with BlueBeam and Viewpoint desired.
Travel Requirements
Frequent travel between office and jobsites, local jurisdictions, meeting locations.
Physical Requirements
Must be able to work in the office or the field office, able to walk or stand for prolonged periods of time, able to lift 25 pounds.'
