Property Manager
Position: Property Manager

Morning View Communities is seeking to employ a full-time individual who would be responsible for the communities property management and maintenance division. The position will oversee a 162-unit, family-oriented, an affordable manufactured housing community in Chattanooga, TN & Rossville, GA.

As a property manager, you will be responsible for all the community onsite operations and serve as the day-to-day point of contact for the residents. You will oversee new home sets, property maintenance requests, inspections, new tenant move-ins, move-outs, full property inspections, resident communications, and more. The ideal candidate must possess strong vendor and client relations, and adhere to standard time schedules.

General Role

• Represents the owner’s interest to the community residents, potential residents, vendors, and suppliers.
• Communicate to the property owner the needs and interests of the residents and larger community.
• Effectively document daily operations

Maintenance Role

• Manage the tenants’ maintenance requests from inception to resolution. Manage the appropriateness of these requests, the investigation of the issue, the creation of the solution, and the coordination required to close out.
• Ensuring the communities overall exterior appearance and grounds are well maintained.
• Maintain inspection, work order, and event logs for each unit.
• Oversee capital improvement projects, existing home renovations, and new home installations.
• Coordinate and enable the work of the community’s recurring service providers and vendors.
• Perform daily community walk-through and document findings, events, issues, or the lack thereof in a daily report sent to the property owner via email with pictures and explanations included.
• Perform weekly lot and lawn inspections, document findings and issues, and send the tenant notice to correct when appropriate.
• Perform monthly exterior and interior inspections of park-owned homes and document issues, non-compliance, and other findings of note.

Property Management Role:

• Manage the community rule compliance through means explained in the tenants’ lease agreements.
• Enable communication between the property owner and community residents – distributing notices and correspondence and maintaining a list of tenants’ contact information.
• Manage the recruitment, application, and screening process for prospective tenants. This effort is paramount to the long-term success of the community.
• Create and execute property and market-specific sales strategies. Work with corporate to manage the company and property’s marketing campaigns.
• Manage the property within predetermined budgets and maximize the financial performance of the property over time.

Compensation

• Market and based on the candidate's experience and potential with the company.
• A combination of a salary and an annual performance-based bonus.

Education:

• High school diploma or equivalent (Preferred)
