The Purchasing Analyst will work closely with the construction, and operation team to define, bid, procure, track, and deliver goods and services for all property construction projects. This role will require an in-depth understanding of property management operational areas; and include the need for ongoing communications with all areas of project execution to ensure that the material, and equipment needs are met on a timely basis.

Essential Duties and Responsibilities

  • Manages bid creation and work scheduling between vendors and properties to meet completion dates and quality goals
  • Interacts with vendors to re-negotiate bids and confirm scope of work
  • Obtaining and analyze quotes from vendors
  • Prepare budget estimates.
  • Identify and implement cost savings and cost avoidance by negotiating new contracts with better pricing, ensuring volume discounts are in place
  • Preparing bid analysis spreadsheets and recommendations for approval.
  • Monitors contract performance and payments.
  • Documenting and provide to the Construction Manager with real-time updates on a given project.
  • Tracking deadlines and deliverable timelines.
  • Monitoring safety policies and practices on projects.
  • Managing engagements with current and potential vendors
  • Work closely with Construction, Operation, Marketing, Accounting etc. to ensure all contracts are in compliance with Valiant Residential Guidelines.
  • Resolve vendor/contractor issues by identifying issues and working directly with vendors. Engage other (i.e. Regional Supervisor, Community Managers) as needed to resolve issue and ensure expected performance.
  • Vendor/contractor relationship management – develop partner relationships with key vendors to work on strategies and savings which are valuable to both vendors and Valiant Residential
Requirements:
  • Requires attention to detail, an understanding of both the design and construction process, knowledge of project management practices, and familiarization with local Building codes and safety policies
  • 2 years of work experience in the construction field or a related area of property management
  • experience in performing a Site Visits.
  • Demonstrated experience in project development, project execution and project management.
  • Skill in working and communicating effectively, both orally and in writing
  • Knowledge of negotiations, and accounting gained through education or experience.
  • Ability to identify opportunities for cost savings.
  • Proficiency with Microsoft Excel, PowerPoint & Word.
