Summary

This position works closely with the Finance, Development, Construction and Property Management teams to drive the company’s financial performance and growth plans. The Real Estate Development & Investment Analyst position is responsible for preparing deal analysis, on-going existing asset performance analysis and benchmarking, forecasting, and business planning. Areas of focus on owned assets include: reviewing and managing the company's detailed monthly financial forecast, key operating statistics, income statement, balance sheet and cash flows. For new deals/transactions responsibilities include creation and analysis of acquisition and development proformas, leasing proformas and scenario analysis, refinancing analysis, closing co-ordination, and document reviews. Responsibilities on deal transactions include closing checklist management, document review, proforma updating, budget and timeline management.

  • Actively participates in deal analysis; responsible for the financial proforma analysis and feasibility. Primarily responsible for the overall accuracy of the data and models.
  • Evaluates existing property costs and budgets to identify cost and operational efficiencies.
  • Completing tenant financial analysis for existing projects as well as prospective projects and creating comprehensive financing packages for both lenders and prospective investors.
  • Complete and update financial analysis models for prospective deals and manage financial analysis models for existing deals.
  • Participate and provide input in regularly scheduled development meetings.
  • Analyze market data for all existing deals and prospective deals: Rental market data (rent comps, occupancies, new construction, etc.).
  • Develop and analyze funding options and strategies.
  • Ensuring pro-forma development budgets and schedules are met.
  • Negotiate or assist in the negotiation of contracts, term sheets, loan documents and joint venture agreements.
  • Prepare investment memoranda and requests for financing.
  • Perform market competitive analysis of metrics on existing competition.
  • Perform sensitivity analyses on rental growth rates, exit cap rates, and projected investment returns.
  • Lead due diligence efforts and provide overall transaction support.
  • Develop and analyze existing investment models with the ability to create new models.
  • Underwrite real estate acquisitions including preparation of cash flow projections in excel and present to key internal decision makers.
  • Assist in analysis of potential investments and preparation of detailed proformas used to evaluate investment opportunities.
  • Assist in managing (budget, schedule, procurement, quality & risk) real estate development and renovation projects including planning, design, construction, occupancy & closeout.
  • Read, understand and apply standard documents that affect real estate projects, including agreements, contracts, leases, surveys and drawings.

Position Requirements

This position requires a bachelor’s degree in real estate, business administration, mathematics, accounting, finance, or a related field and 2+ years of relevant experience. Experience working with real estate property management, real estate development, or construction would be desired. Competencies for this position include:

  • Must operate with a sense of urgency, driving for results and opportunities to maximize profitability and enhance return on invested capital.
  • Accurate with keen attention to detail.
  • Strong knowledge of Real Estate GAAP and Real Estate reporting metrics.
  • Advanced skills in Microsoft Office, particularly with Excel, is required.
  • Proven ability to work both independently and collaboratively with different levels of employees.

Experience Preferences

Additional experience preferences for this position include any of the following:

  • BBA/BS in Accounting/Finance/Economics.
  • 2-10 years prior finance, investment, or development analysis roles.
  • Prior real estate experience extremely preferred.
  • CPA or MBA highly preferred.
  • Yardi Property Management Accounting software.
  • Sage300 and/or Procore Construction software.

Work Environment

This is a full-time position that operates in a professional office environment. Normal days of work are Monday through Friday, however, working outside of normal days and hours may be required, depending on workload and project needs. While in the office, this position routinely uses standard office equipment, such as computers, phones, photocopiers, filing cabinets, and fax machines.

The following physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job. This position is regularly required to sit, stand, drive, and walk, while occasionally required to stoop, kneel, crouch, lift up to 10 lbs., use manual dexterity, and reach with hands and arms.

Must have the ability to work well with other employees, as well as with the general public, while maintaining a positive attitude at all times.

Travel

Limited travel may be required for this position.

Supervisory Responsibility

This position is not expected to have supervisory responsibility.
