Job Description
Primary Responsibilities
The Regional Assistant Project Manager is primarily be responsible for overseeing renovation and turnover efforts (budget variance, vendor management, quality control, timeline management and scheduling) of company personnel and third-party general contractors, sub-contractors, and vendors within the assigned market
Skills & Competencies
  • High School degree, Associates Degree or equivalent work experience required.
  • 3+ years maintenance and/or construction experience
  • Proven track record of delivering construction projects on time and on budget in a dynamic environment.
  • Knowledge in fair housing and local real estate laws, where applicable.
  • Intermediate knowledge of Word, Excel and PowerPoint; advanced preferred
  • Working knowledge of scoping software, where applicable
  • Demonstrated strong written and verbal communication skills
  • Demonstrated customer service skills in fast paced environment
  • Detail oriented, with the ability to produce high quality work in a deadline-oriented environment and an ability to multi-task
  • Ability to prove critical thinking and problem solving concepts
  • Ability to thrive in a high volume, data entry and processing work environment, where applicable
  • Certification from the American Institute of Constructors, Construction Management Association of America, or Lean Construction Institute a plus.
  • Lean / Six Sigma experience a plus.
Essential Job Functions
  • Verify all work is done to the company standard (SOW) and train vendors and others on standards.
  • Execute approved renovation and turnover scope by managing general contractors, sub-contractors, and vendors to ensure on-time and on- budget completion.
  • Create scopes and collaborate budget for several concurrent renovation and turnover properties to ensure that each home is transitioned or returned to a move-in-ready condition as quickly and cost-effectively as possible.
  • Ensure job site safety and compliance with all Conrex policies and procedures at all projects.
  • Manage quality control review and punch list process for all renovations under the supervision and direction of the local Construction Project Manager.
  • Respond to basic maintenance requests and ensure maintenance staff fulfills workorders in a timely manner while upholding safety standards.
  • Support and supervise approved renovation and turnover scope by managing general contractors, sub-contractors, and vendors to ensure on-time and on- budget completion.
  • Manage the full project management cycle including developing, coordinating, planning and completing projects. This includes communicating changes and progress as well handling and resolving any issues that arise during project plan
  • Prioritize and plan all work activities to ensure timely and efficient completion
  • Other duties, as assigned by supervisor or leadership team.

  • Trailing 30 Days - Average Turnover Cost Per Turnover (Opex + Capex) Trailing 30
  • Trailing 30 Days - Average Days Move Out to Turnover Complete
  • Average Renovation per square foot
  • Average Maintenance Cost/Home During first 6 months of Occupancy
Physical Requirements
  • Capable of working extended hours, to include evenings, weekends and holidays as necessary.
  • Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
  • Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.
  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
  • Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
  • Must be able to work in small and confined spaces for extended periods of time.
  • Must have finger dexterity for typing/using a keyboard.
Environmental Requirements
  • Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
  • Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties.
  • Must be able to work efficienty and effectively in a remote and on site manner, as regularly scheduled
