POSITION OVERVIEW
As a Regional Facilities Manager for our Corporate Real Estate team, t5his position contributes to the success of our unique business by ensuring it is well-managed, well-maintained, and above all, safe. You’re an essential part of our team overseeing all areas of facilities management including, but not limited to, cultivating cooperative relationships with our park managers and vendors; completing work orders and facility inspections; preventative maintenance inspections; procurement and vendor management; inventory management; project management; budgeting; and compliance and risk management.
This position is ideal for someone who has approximately 5-7 years of facilities experience, values a high level of customer service to both internal customers, landlords, government authorities, and puts resolving facility issues at the top of their priority list.
This is a full-time salaried position that requires weekly in park visits.
RESPONSIBILITIES

  • Coordinates vendor training initiatives and performance feedback.
  • Interfaces with Landlord and Government departments to adhere to lease standards and code policies.
  • Ensure compliance with local, state, and federal laws and regulations governing the operation of facilities.
  • Ensure facility services comply with company policies and procedures and are implemented and carried out in a consistent manner across all parks.
  • Manages capital projects, equipment replacement, minor retrofit and enhancement, and other initiatives.
  • Reviews bids and executes capital projects to completion.
  • Manages new park turnover processes and service warranty contracts. Monitors equipment performance and evaluates service warranty issues for capital equipment. Manages equipment inventories and asset tracking.
  • Manages regional/ multi-regional/national vendors for facilities repair and maintenance. Prepares requests for proposal from regional vendors for preventive maintenance contracts. Troubleshoots specific technical issues for the vendors.
  • Manages repair and maintenance and capital budgets. Assists in the forecasting, scoping and execution of budgets. Tracks and analyzes budgets and makes recommendations for action. Provides reports to operations management on status of respective capital projects.
  • Engages/Coaches Operations on park condition & roles/responsibilities. Manages the environmental performance of facilities by monitoring electricity, natural gas and water consumption, responding to issues, ensuring resolution through repair, potential credits, and working with the landlord and Utility Companies to investigate issues as applicable.
  • Interfaces with Landlords, operations, and waste consultants to improve waste management practices to optimize services, increase waste diversion and recycling of materials to reduce financial, operational and environmental impact of waste management.
  • Perform regular facility inspections and risk and condition assessments.
  • Develop and implement plans to correct facility deficiencies and mitigate risk.
  • QUALIFICATIONS*
  • A self-starting, goal-oriented professional who operates with a sense of urgency under little supervision.
  • Minimum of 5-7 years of facilities, repair, and maintenance experience.
  • Experience with facilities management of multiple locations in indoor entertainment, retail, restaurant, or related industries.
  • Experience working with preventative maintenance systems (Computerized Maintenance Management System “CMMS”).
  • Experience managing capital and expense projects.
  • Working knowledge of electrical, HVAC, plumbing and mechanical systems
  • Skilled in the development of operating, maintenance, and repair expense budgets.
  • Ability to read architectural, mechanical, electrical, plumbing, and structural drawings.
  • Well-versed in the negotiation of service agreements, contracts, and purchase orders.
  • Proactive in the development of processes and procedures for facilities management.
  • Flexible and able to handle multiple initiatives and work orders simultaneously.
  • Well-organized and detail oriented with excellent interpersonal and communication skills (both written and verbal).
  • Strong analytical and problem-solving skills.
  • Strong computer skills in Microsoft Office.
