Your role
This is a day-to-day operations leadership role in which you will ensure Portfolio Operation’s activities are aligned with the company’s financial and operational objectives. You'll leverage your leadership qualities to positively influence colleagues to embrace the Company's operating objectives.

What you’ll do
You will lead a team to manage the commercial real estate and security operations for an assigned portfolio of properties. This will include financial responsibilities such as budget management and reporting, facility-level security-operations, customer relationship management, ad hoc project management and capital deployment while coordinating with other teams. Specific responsibilities will include:
- Partner internally to develop and implement the business plan and overall strategy for the property, principally focused on operational objectives, expense management and performance-based property management strategies.
- Assume responsibility for the accuracy of annual budgets, forecasts, management plans and monthly performance reports via performance measurement variance reports, including the preparation and accuracy of common area maintenance (CAM) recovery charges.
- Working with key stakeholder groups including accounting, human resources, customer operations and others and ensuring proper documentation and compliance with company policies and procedures are achieved.
- Ensure compliance with all lease arrangements and requirements for assigned region.
- Overseeing team’s relationships with customers, including marshalling the resources and leading appropriate teams in responding to customer requests and concerns.
- Oversight of vendor programs and compliance in assigned region, including ensuring site-level projects and contracting requirements are met.
- Assist and provide recommendations in the negotiation of contracts for vendor services and provide supervision as required. This will include executing contracts as necessary pursuant to your financial authority.
- Inspecting assigned properties during site visits and regularly and ensuring the condition of the properties are consistent with company’s brand standards.
- Providing direction for your team, holding them accountable and supporting their professional growth.
What you’ll need
- A bachelor's degree in finance, accounting, business or real estate from a nationally recognized accredited university; MBA, other advance degree and/or certifications such as CPM or RPA are preferred
- At least 10+ years of experience in commercial real estate operations, including:
- Managing large portfolio of non-residential commercial properties, with a successful track record in all aspects of property operations, financial reporting and management.
- Overseeing large-scale operations across multiple functional areas, such as procurement, accounting, maintenance, security, etc.
- Successful track record in managing teams and fostering employee development.
- Experience in data center or technology-related real estate assets preferred.
- Solid experience in general property/facilities management, accounting, finance and real estate principles.
- Strong financial acumen capabilities, including a demonstrated history in analytics and financial and operating performance management and reporting.
- Advance knowledge of building infrastructure, including security, construction management, mechanical and electrical systems
- Proficiency in MS Office applications; familiarity with Yardi is a preferred

The company looks to you to be flexible about working extra hours on occasion. You'll also need to be willing and able to take urgent calls outside of normal business hours. Overnight travel will be required in the role.

Our published pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and geographical location. Individual pay is based on additional factors including but not limited to job-related skills, experience, and relevant education and/or training. Moreover, an employee’s total compensation package varies by role and may include salary, cash bonus or commissions, and equity awards not quantified below.
Compensation range: $110,600 to $160,000 annually. This compensation range represents the Company’s good faith belief as to what it will pay for this position at the time of this posting.
