Job description: SENIOR PROPERTY MANAGER
RESPONSIBILITIES:
Senior Property Manager will be responsible for all asset management functions of multiple office and medical assets located in West Los Angeles, Culver City and Santa Monica area. This position reports directly to the Director of Property Management and at times directly to ownership.
- Responsible for AR including timely collection of current and past due Tenant accounts
- Responsible for daily/weekly processing of AP including approvals
- Responsible for tracking Tenant Improvements, Allowance Draw/Payments
- Responsible for Lease abstracting and timely input of new and renewal Leases into Yardi
- Responsible for timely processing of Tenant Move-In/Out including preparation of Security Deposit refunds
- Assist with coordination of capital and building projects with appropriate staff and vendors.
- Assist with financial reporting for all assigned properties.
- Assist in monthly/quarterly Lender reporting
- Research significant monthly variances, and prepare necessary monthly and annual reports.
- Prepare Annual Operating Budgets
- Budget research and preparation in coordination with building staff and accounting.
- Assist Lease Admin Team with preparation and/or review of Annual Tenant CAM Recs and Annual CAM Estimates
- Assist in the quarterly reforecast and detailed variance reporting.
- Assist/oversee renovation programs, as required, for property maintenance, competitive positioning, or market repositioning.
· Assist with negotiation of vendor contracts and enforce all requirements under contract
· Oversee Admin/APM to ensure Certificate of Insurance compliance
- Oversee and assist Admin/APM with tenant relations program, including individual and building-wide events.
· Oversee compliance of all Building emergency procedures and City/State mandated testing; work with Engineers to ensure timely completion
· Responsible for conducting monthly property inspections, ensuring common areas are maintained and oversee Tenant and Building Improvements
· Visits and follow up with tenants and vendors; maintain strong tenant and vendor relations
· Ensuring maintenance requests are completed in timely manner
· Creation and implementation of value-added programs to maximize NOI
· Manage building security and ensure emergency evacuation training, as required by county/city regulations
· Responsible for all phases of day-to-day management. This includes, but not limited to general administration and maintenance of the property.
Qualifications:
- Minimum of 10-15 years of experience in the real estate industry, a must.
- Financial experience, including costs, budgets, executing contracts, service contracts, arrears.
- Broad knowledge of the California Tenant/Landlord law
- Experience with office, medical and retail tenants
- Exceptional supervisory skills, detailed oriented, well-organized and leadership ability
- Reliable and able to effectively maintain assigned work schedule
- Proficiency with Microsoft Office applications, Yardi and Avid (or similar AP program)
- Proficiency in Angus Anywhere
- Strong communication skills a must
Job Type: Full-time
Pay: $100,098.30 - $120,058.17 per year
