POSITION SUMMARY
The purpose of the Work Order/Services Coordinator position is to be responsible for coordinating work order processes and procedures and services relating to vacancies, vacancy turnover, grounds and related services for the High Point Housing Authority (“HPHA” or “Agency”) operations and contracts. The Work Order/Services Coordinator is responsible for submitting reports and assisting in the establishment and quality control of work order and services’ procedures.
All activities must support the Agency’s strategic goals and objectives and produce results that accomplish the goals and functions of the Asset Management/Section 8 Department.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The duties listed below illustrate of the various types of work that may be performed. Undertakes and performs the following and all other work-related duties as assigned.
1. Supervises work order processes and procedures, conducts inspections of HPHA service contract workers and work product relating to services including, but are not limited to, vacancies, vacancy turnover, grounds, contracts and related services and submits required reports.
2. Supervises vacancy preparation operations, reports on vacant unit turn around, conducts inspections, prepares punch lists, etc.
3. Maintains knowledge of applicable state, local, and federal regulations pertaining to public housing development and management.
4. Supervises regular and temporary employees of the central office maintenance team, i.e. planning, assigning and reviewing work; coordinates activities and maintains standards of performance.
5. Supervises Work Order Clerk, planning, assigning and reviewing work, coordinating activities and maintaining standards of performance
6. Serves as dispatcher for emergency calls on rotating basis.
7. Develops or assists with in-house scope-of-work/specifications and cost estimates to include, but are not limited to, relating to vacancies, vacancy turnover, grounds and related services; reviews plans, and specifications developed by consultants to ensure compliance with building codes and Department of Housing and Urban Development (“HUD”) requirements.
8. Participates in special projects or programs as necessary.
9. Operates a vehicle and maintenance equipment such as lawn care equipment, general construction equipment. Utilizes a level, measuring devices, electronic locator devices, drafting and surveying equipment, etc. as necessary during field work.
10. Performs other duties as assigned.

4. Knowledge of the organization of the department, and of related departments and agencies.
5. Recognizes any occupational hazards and adheres to any safety precautions inherent in performing the essential functions of the work.
6. Knowledge of terminology and related professional languages used within the department as such pertains to work responsibilities.
7. Knows how to maintain cooperative and effective relationships with intra and interdepartmental personnel, as well as any external entities with whom the position interacts.
8. Ability to maintain confidentiality.
9. Proven application of the principles of supervision, training, motivation, and performance evaluation.
Education and/or Experience
A Bachelor’s degree is required in business, administration or related field. Minimum five (5) years of experience. An equivalent combination of education and experience may be considered.
Certificates, Licenses, Registrations
Possession of a valid, North Carolina driver’s license and the ability to be insurable under the Agency’s automobile insurance plan at the standard rate.

While performing the duties of this job, the employee is frequently mobile. Daily movements include sitting; standing; operating computers and other office equipment; repetitive keyboarding; reaching and grasping; occasionally working with noxious chemicals; moving about the office and HPHA properties; and attending onsite and offsite meetings. The employee must be able to exchange information in person, in writing, and via e-mail and telephone. The employee must occasionally transport weight up to 50 to 100 pounds.

Position generally works in a standard, climate-controlled, office environment. The noise level in the work environment is usually moderate. There are occasions when the position is required to visit warehouse and/or storage areas and/or attend off-site meetings. There may be infrequent exposure to high temperatures and/or loud noises.
