Maintenance Supervisor in Houston Texas

In general, the purpose of the Maintenance Supervisor in is to carrying out the duties necessary to maintain exceptional curb appeal and exterior presentation of the property while focusing on the apartment maintenance and make-ready process consistent with the property's operational objectives.

Essential Duties:

· Inspect vacated apartments and complete make-ready checklist; inform Maintenance Supervisor and Property Manager of services and repairs

· Make certain grounds are kept neat and free of litter; rake, sweep and shovel as circumstances warrant

· HVAC certification and hand tools are a must for this position

· Maintain accurate records regarding EPA/OSHA standards, preventative maintenance, service requests received and completed, expenditures, apartment make-ready status, work-in-progress, etc.

· Monitor the physical condition and immediately report and correct unsafe conditions including broken gates leading to the pool, broken steps, open holes broken/burned out exterior lights

· Report all major repairs and requisitions to the Property Manager and Maintenance Supervisor prior to any expenditure of funds

· Maintain maintenance shop so that it is safe, clean and well organized, with adequate inventory of spare parts and maintenance materials to handle most common repairs and situations and ensuring all tools and equipment are properly stored and well-maintained at all times

· Perform duties necessary restore apartments to "rent ready" status and ensure that all make-ready repairs and services are completed correctly and on schedule in accordance with the company's Apartment Make-Ready Policy; duties include:

Appliances
Stairs, gates, fences, patios and railing
Tile, carpet and flooring
Roofing, gutters and fasteners
Interior lights
Ceiling fans
Gas fixtures and appliances (when applicable)
Shutters, doors, cabinets, windows and sliding glass doors
Boiler, gas and electric
Door locks, P.O. boxes and locks
Security systems and fire protection equipment
Ceiling leaks
Walls

Experience level:

  • 2 years plus minimum as a head maintenance

Schedule:

  • 8 hour shift
  • Monday to Friday
  • On call
  • Weekend availability

Work setting:

  • In-person
  • Office
  • Outdoor work

Ability to commute/relocate:

  • Houston, TX 77036: Reliably commute or planning to relocate before starting work (Required)

Experience:

  • Maintenance: 2 year plus is a must

License/Certification:

  • Driver's License (Preferred)
  • AC Certification
