Assistant Property Manager
New Jersey Property Management company is hiring two Assistant Property Managers; one in Bergen County and one Passaic County NJ.
Assistant Property Manager duties include but are not limited to:
Manage and execute the daily operations of an apartment community undergoing extensive renovation and repositioning
Must have experience with apartment renovations, scheduling, inventory control, forecasting and reporting
Build relationships with tenants and vendors to create a positive professional atmosphere at all communities
Execute management and financial strategies across the portfolio
Provide training, feedback, and coaching where appropriate to enhance your team members’ skills and development
Effectively advertise all properties in the portfolio to increase traffic of prospective residents
Manage, coach and ensure proper training of maintenance staff and all vendors to maintain the physical condition of the property and identify potential community improvements
Maintain a focus on property appearance, curb appeal and professionalism
Project the company’s values of integrity, respect, collaboration, customer focus, and performance
Leasing aspects of the Assistant Property Manager include but are not limited to:
Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
Immediately record all telephone and in-person visits on appropriate reports.
Inspect models and available “market ready”, communicate related service needs to Property Manager.
Demonstrate community and apartment/model and apply product knowledge to clients’ needs by communicating the features and benefits; close the sale.
Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Property Manager for approval. Follow up with applicant regarding status.
Ensure apartment is ready for resident to move-in on agreed date.
Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect’s needs.
Assist in monitoring renewals. Distribute and follow-up on renewal notices.
Monitor advertising effectiveness. Gather information about market competition in the area and file.
Represent the company in a professional manner at all the times.

A hands-on leader, dedicated to meeting and exceeding leasing and financial performance goals
Ability to prioritize tasks in a fast-paced work environment
A track record of consistently exceeding customer service expectations, driving revenue, and managing budgets and projects
Ability to utilize reports and metrics to diagnose issues and drive business performance
Ability to effectively communicate new initiatives to team members and residents
Minimum five years related work experience in property management and sales
Experience executing day-to-day operations
Outstanding verbal and written communication skills
Experience using computer applications such as Microsoft Word, Excel, Outlook, Internet Explorer, and the ability to learn new software
