What You'll Do:

  • Under general direction of the Building Construction Superintendent (BCS); supervises assigned staff at Camp Perry Joint Training Center, and the various Army National Guard facilities assigned (e.g., assigns work and provides direction; makes recommendations for hire; reviews work and provides feedback; establishes employee goals; conducts performance evaluations; monitors and evaluates staff performance; approves/disapproves requests for leave; recommends disciplinary action; conducts staff meetings; encourages staff development)
  • Confers and assists BCS and Director of Public Works (DPW) in developing and implementing maintenance projects and establishing work priorities
  • Participates in budget preparation and administration for the assigned unit by coordinating, purchasing, documenting and monitoring expenditures; reviews work order system; to ensure timely response of assigned work orders and all necessary actions are completed
  • Assigns work activities, based on work priority, quantity of equipment, and skill of assigned staff
  • Evaluates completed work activities to verify conformance to standards or repair requirements
  • Approves work orders and bill of materials (BOMs) to be completed and utilized from warehouse
  • Prepares BOMs and obtains bids when necessary; secures prior authorizations on purchases
  • Submits purchase orders, tracks, and authorizes payment of maintenance supplies, tools, equipment, and other materials as needed.
  • Estimates time, material and labor costs for repairs and remodeling
  • Obtains job bids from outside contractors when necessary
  • Keeps job records and prepares reports of work performed by outside contractors (e.g., location of work, name of contractors, notes on progress, work orders to include materials used, number of hours per task, etc.)
  • Assists with inspections and approval of completed projects
  • Maintains inventory control of maintenance supplies and equipment
  • Ensures quantities of proper building and custodial materials are on hand
  • Prepares purchase orders for needed materials (e.g., lawn mowers, tractors, power tools, ladders, paint, nails, lumber, cleaning supplies, roofing materials, plumbing and electrical parts, etc.)
  • Ensures compliance with State Building Codes (OSHA Regulations, and local health authorities)
  • Performs general building maintenance as required (e.g., plumbing, electrical and heating repairs, etc.) and other administrative tasks as assigned (e.g., conducts and attends staff meetings
  • Travels to attend meetings, conferences, and trainings
  • Operates personal computer to produce correspondence, reports, and other documents; maintains logs, records, and files).

Qualifications


The following are the minimum qualifications for this position. For further consideration, applicants must clearly identify how qualifications are met within the education and/or experience sections of the application. The ideal candidate, at minimum, must meet the following criteria.

Option 1

  • 30 mos. trg. or 30 mos. exp. in combination of building maintenance & building maintenance repair (e.g., electrical, plumbing, carpentry, masonry, sheet metal, painting, plastering, steam fitting, refrigeration, heating, & use of assorted hand &/or power tools & equipment)
  • 6 mos. trg. or 6 mos. exp. in supervisory principles/techniques
  • 3 mos. trg. or 3 mos. exp. in use of hand &/or power tools & other equipment used for care & maintenance grounds
  • 3 mos. trg. or 3 mos. exp. in inventory control
  • 1 course or 3 mos. exp. in reading blue prints
  • Valid driver's license.


If assigned to operate vehicles regulated by section 4506.01 of revised code, applicants must also have commercial driver's license.
OR

Option 2

  • The equivalent of Minimum Class Qualifications For Employment noted above.

Knowledge of supervisory principles/techniques; employee training & development; inventory control; safety practices pertaining to maintenance repair. Skill in building maintenance (i.e., electrical, plumbing, carpentry, masonry, sheet metal, painting, plastering, steam fitting, refrigeration, heating & repair & use of associated hand tools & equipment); use of hand &/or power tools & equipment used for care & maintenance of exterior grounds. Ability to understand system of mechanical procedures (e.g., wiring, plumbing, heating, carpentry); establish friendly atmosphere as supervisor; prepare meaningful, concise & accurate reports; read & interpret blue prints; demonstrate dexterity & skillful use of hands.


Unless required by legislation or union contract, external candidates can expect starting salary to be set at the lowest rate of the salary range with gradual increases during and/or after completing probation and following successful annual performance review periods, for applicable positions.

This position may require travel; therefore, the person occupying this position must be able to provide his/her own transportation &/or legally operate a state-owned vehicle.
