SUMMARY: Reporting directly to the Director of Contract Operations, but with wide latitude for judgment and independent action; direct personnel and resources to perform maintenance activities for EAP Region 10 Manchester Laboratory .

QUALIFICATIONS: Degree in physical sciences, engineering, or business management. Must have 7 years experience (within the past 13 years) managing building mechnanical maintenance operations for facilities maintenance contracts. Individual must have a working knowledge of commercial standards and practices including but not limited to HVAC, electrical, plumbing, and procurement processes. carpentry, floor refinishing/laying, carpet repair/installation, painting (interior/exterior), masonry and wallboard repair/installation. Able to think and plan strategically and anticipate and act on the Contracts needs of the organization.

Demonstrate decision-making ability, negotiation skills and proven leadership competencies. Possess excellent interpersonal communication skills (written, oral, listening and presentation).

LICENSES & CERTIFICATIONS REQUIRED:

Must maintain a valid Washington State Drivers License.

DUTIES & RESPONSIBILITIES:

Manage the contract in accordance with the Contract Performance Work Statement and Company policies and procedures. Lead and evaluate staff

Supervises internal training programs for all persons performing duties and for ensuring that minimum proficiency requirements are met as set forth in the PWS. Manager is responsible for evaluating individual and group performances. Controls budgeting, ordering, scheduling and authorizations for overtime.

Responsible for job safety and administration of the Occupational Safety and Health Program.

Responsible for maintaining a system of records to document work performed and shall be responsible for the preparation of administrative reports.

Interprets policies and directives, determines job requirements and develops work procedures. Schedules workloads to ensure full and effective personnel employment.

Manager advises of anticipated or actual delays or other unusual matters in connection with program requirements.
