PORTER / GROUNDSKEEPER
Reports to: Maintenance Supervisor
EXPERIENCE:
Less than high school education is required or up to one month related experience or training or equivalent combination of education and/or experience. Special training or certification license is not applicable.
ESSENTIAL JOB FUNCTIONS:
1. Ensures property grounds are clean and free of debris and that all, external fixtures are clean and in working order.
2. Inspect property, pick up trash and debris, and reports any safety hazards or repair needs to Maintenance Supervisor.
3. Sweep parking lot areas, walkways, entryways, and hallways. Wash down courtyards and other cement areas. May have to sweep and pick-up sand and gravel with shovel and wheelbarrow.
4. Ensure model tour route is free of debris.
5. Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
6. Ensure external light fixtures are in working order. Cleans lights and globes in common areas.
7. Move/clean trash dumpsters and surrounding areas.
8. Empty trash cans around the common grounds of property.
9. Assist with removal of furniture, appliances and debris form vacated apartments to dumpster or storage.
10. Assist with pond, fountain and/or pool cleaning and maintenance.
11. Assist in moving appliances, heat pumps, planters, garbage cans and supplies as needed.
12. Visually inspect sprinkler heads and report any damage to Maintenance
Supervisor.
13. Move concrete parking stops back into place if required.
14. Wipe down mailboxes, handrails and signs.
15. Assist with cleaning of vacant units for move-ins when needed.
16. May also plant flowers and/or shrubbery as directed and trim/prune trees with shrubbery as directed.
17. Unload truck when supplies are delivered, and stock in proper areas.
18. Clean pool area to include chairs, tables, and umbrellas.
19. Clean/sweep tennis courts if applicable.
20. Lock/unlock common areas as directed.
21. Clean/sweep rooftops and clean out gutters.
22. The employee may also paint trim common areas, curbs or other areas that are required.
23. Coordinate with Maintenance Supervisor to maintain inventory of supplies required to perform job.
PHYSICAL AND MENTAL ESSENTIAL FUNCTIONS:
PHYSICAL REQUIREMENTS:
1. Constant need (66% to 100% of time) to be on feet.
2. Have constant need (66% to 100% of time) to perform the following physical activities:

3. Lifting/carrying (supplies, replacement parts, ladders, etc.) a. over 150 lbs. Rare need (less than 1% of time) b. between 75 - 150 lbs. Occasional need (1% to 33% of time) c. between 25 - 75 lbs. Frequent need (33% to 66% of time) d. between 1 - 25 lbs. Constant need (66% to 100% of time)
NOTE:
Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators.
VISION REQUIREMENTS:
1. Constant need (33% to 100% of time) to observe areas needing attention/correction. Read cautionary labels, respond to written instructions from staff.
2. Frequent need (33% to 66% of time) to see things clearly beyond arm's reach.
Observe and assist maintenance, observe problems throughout property.
HEARING REQUIREMENTS:
Frequent need (33% to 66% of time) to receive instructions from residential management.
Written instructions acceptable.
SPEAKING REQUIREMENTS:
Frequent need (33% to 66% of time) to ask questions, order supplies. Written instructions acceptable.
DRIVING REQUIREMENTS:
Occasional need (1% to 33% of time) to utilize personal transportation to pick up replacement parts and supplies from vendors. "On-call" status may require expedient travel to a property on short notice.
WORKING ENVIRONMENT:
1. Constantly outdoors, all conditions, often for extended period (66% to 100% of time). Frequently indoors (33% to 66% of time).
2. Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc.
Example - apartment immediately during or after turnover.
3. Occasional need (1% to 33% of time) to work in awkward or confining positions.
REASONING DEVELOPMENT:
Apply common sense understanding to execute simple one or two step instructions. Deal with standardized situations with occasional or no deviations from established procedures.
NON-ESSENTIAL JOB FUNCTIONS
1. Other tasks as assigned by your supervisor, not listed as essential job functions.
Job Type: Full-time
Pay: $15.00 - $17.00 per hour
