We are seeking a LICENSED Property Manager - Field Agent to join our Property Management team with GUARANTEED weekly Pay!

The position would handle FIELD DUTIES for our Property Management Company. This is a great opportunity to supplement your income with guaranteed weekly pay, plus extra income for additional hours, and you would be in control of scheduling your assignments into your calendar,, etc... You can also CHOOSE to be a traditional - Realtor - Real Estate - Broker in addition to your Property Management Duties if you want, as we will only require about 20 hours average per week to start (many weeks works less but still paid same regardless), so you can earn even more $ performing traditional real estate as well.

Responsibilities:

• Show vacant properties to prospective Tenants
• Conduct Move in and Move out inspections
• Coordinate keys, lockboxes and 3rd Party access
• Coordinate, transport and Display signage as applicable
• Transport documents, Mail, payments and make Bank Deposits
• Assist with occupant, cold weather, and general property inspections as needed.
• Educate clients on basic real estate rental procedures
• Verify and disclose property facts and lease terms to clients
• Rarely Deliver small items to properties, possibly including but not limited to paperwork, keys, etc.
• Occasional Administrative/Clerical Duties (to expand over time = increase $)

Requirements:

• Must be a currently Licensed Real Estate Professional in the State of Oklahoma (please do not apply if you do not have a CURRENT RE license, NO EXCPETIONS).
• Must have a current Valid Driver's license.
• Must have a reliable, street legal, registered and insured automobile.
• Must have own reliable cell and/or Internet access and a computer compatible with our software platforms.

Other Qualifications:

• Previous experience in real estate, property management, or other related fields
• Familiarity with real estate contracts and leases
• Ability to build rapport with clients
• Strong Scheduling and coordination skills
• Excellent written and verbal communication skills
• Familiarity with general rental maintenance needs, scheduling, coordination and field tasks.

Other Information:

• This is an Independent Contractor Position, with our RE Brokerage.
• You will have to move your Brokerage affiliation to us.
• You may preset your availability, but must then agree to accept all work scheduled during the preset times you offer.
• You will also work with an automated scheduling system within those hours & must keep all confirmed appointments.
• This job starts Part time and will grow from there. Our company has tripled in size the past 2+ years and we are still growing very quickly.
• You will be paid 2x monthly and can also after invoicing the company for any additional Services Provided.
• You will always receive a minimum monthly payout regardless of hours worked, increased with additional duties/hours spent working, etc.
• As per with any Realtor, you will pay for all of your own expenses, but we will consider covering some in advance when negotiating your fees.
• Our firm's coverage area is MOSTLY in the Greater Tulsa area, with only a hand full of properties outside of it. The area perimeter for the bulk of your work currently in the following area: start in Broken Arrow, then go southwest to Glenpool, then up north through Sapulpa to Sand Springs, then turns East and it is heavily concentrated in North Tulsa, continuing up to Owasso, and then back down south to Broken Arrow, and everywhere in between. You will be asked to work in numerous locations and neighborhoods throughout this area. You must be comfortable traveling throughout this entire area on your own, at anytime of the day you preset in your availability calendar..
• You may occasionally be required to collect and deliver payments (rent, security deposits, etc.), you must be comfortable doing so; if you have a license to carry a firearm, you are allowed to do so, but is NOT required.
