    SALARY
    $27.27/hr.

    SUMMARY
    Maintain District buildings in excellent operating condition to ensure that maximum use may be made at all times.

    REPORTING RELATIONSHIPS
    This position reports to the Director of Facilities and Facilities Coordinator.

    QUALIFICATIONS/REQUIREMENTS

    ESSENTIAL DUTIES AND RESPONSIBILITIES
    • Must have regular, reliable and punctual attendance
    • State Certified Pool Operator
    • Performs general maintenance work inside and outside the facilities such as ceiling, roof, electrical, plumbing, HVAC, concrete, masonry, drywall, glazing, painting, siding, carpentry, insulation, key and locksmithing, and other building assemblies and components in all climate and weather conditions
    • Recommends supplies and equipment for purchase
    • Operation and maintenance of fire suppression sprinkler system
    • Work in conjunction with contracted services personnel
    • Learn operation of District systems including boilers, water chemistry, water treatment, HVAC, and building management systems
    • Available to work overtime, off hours, and weekends as required to respond to after hour calls
    • Work with others as needed on tasks requiring multiple workers
    • Become proficient at preventive maintenance and work order tracking systems including allocating of labor and materials
    • Maintain inventory and organize the maintenance work areas for all Adrian Public Schools buildings and vehicles
    • Unload shipments, load and make deliveries, moves between buildings
    • Proficient at Building Automation
    • Proficient at operation of districts systems including boilers, water chemistry, and water treatment.
    • Ability to perform repairs on bearing assemblies, motors, pumps, electrical devices, pneumatic and electrical controls, food service equipment, and other building assemblies and components
    • Operation of irrigation system
    • Maintains all safety and code requirements of the state, local, and Board of Education guidelines
    • Must successfully complete required APS training
    • Other duties as assigned

    LICENSES, REGISTRATIONS
    Current Michigan driver’s license with a good driving record.

    EDUCATION and/or EXPERIENCE:
    • High school graduate, or equivalent.
    • 5 years’ experience as skilled Maintenance

    LANGUAGE SKILLS
    Ability to read and interpret documents such as safety rules, MSDS sheets, blueprints, schematics, operating and maintenance instructions, and procedure manuals. Ability to type routine reports and correspondence. Ability to speak effectively before small groups of employees in organization.

    MATHEMATICAL SKILLS Ability to calculate figures and amounts such as rates, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

    REASONING ABILITY
    Ability to solve practical problems and deal with a variety situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

    PHYSICAL ABILITIES
    While performing the duties of this job, the employee is frequently required to stand, walk; use hands and finger to handle, or feel objects, tools, or controls; and talk or hear. The employee frequently is required to reach with hands and arms such as to operate vibrating machinery. The employee is occasionally required to sit. The employee frequently must squat, stoop or kneel, reach above the head and reach forward. The employee continuously uses hand strength to grasp tools and must be able to stand on ladders for extended periods of time. The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job.

    The employee must frequently lift and/or move up to 50 pounds such as a tool box. Occasionally the employee will lift and/or move up to 90 lbs. such as a motor. The employee will sometimes push/pull items such as tables, scaffolds, and cabinets. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

    WORK ENVIRONMENT

    While performing the duties of this job, the employee regularly works indoors and will occasionally work outdoors on heights and in confined spaces. The employee will be required to work in all weather conditions. The employee will work near or with moving mechanical equipment. The employee may occasionally work with toxic or caustic chemicals such as petroleum products, degreasers, sprays, and non-household dust. The employee must be able to meet deadlines with severe time constraints.
    The noise level in the work environment is usually moderate and occasionally will work in a loud area.

    COMPUTER SKILLS
    The employee must be proficient working with the Windows Operating or current software system. The employee must be able to demonstrate competence in using email, spreadsheets, internet navigation, and operating a smartphone.
