NOW HIRING! Purchasing Manager

We are a growing premier home builder based in Cape Coral, FL looking to add a dynamic, enthusiastic, energetic Purchasing Manager to our team of dedicated individuals. This position reports directly to the CEO and Founder and is charged with maintaining a bench of qualified, competitive subcontractors, supplies, and vendors to meet the needs of our growing business, within budget and quality standards.

Job Overview:

The Purchasing Manager works under minimal supervision and is responsible for developing, overseeing, and executing supply chain strategies with trade partners to ensure materials and services are secured and delivered on time and within budget.

Essential Functions:

  • Ensure company has the best contractors available for each jobsite.
  • Ensure bench of trade partners is maintained to facilitate timely construction and the highest quality standards.
  • Maintain a thorough understanding of the industry for the specific major category being sourced.
  • Facilitate value engineering involving suppliers, trades and customers.
  • Own improvement of the division’s cost per sq foot for specified spend categories.
  • Negotiate and question pricing and legitimacy of EPO’s.
  • Review all extra EPO’s to verify within accordance of approved take-offs, scopes of work, proper reason codes utilized, and work with Expeditor to resolve issues as they arise.
  • Collaborates with other departments and leadership to identify and develop needs and requirements for equipment, materials, products, and acceptable substitutions.
  • Ability to learn and develop proficiency in our back-office systems such as BuilderTrend, etc.
  • Resolves grievances with vendors, contractors, and suppliers.
  • Performs other duties as assigned.

Required Skills/Abilities:

  • Excellent time management skills with a proven ability to meet deadlines.
  • Excellent verbal and written communication skills, with proven negotiation skills.
  • Excellent interpersonal and customer service skills.
  • Significant knowledge of the residential homebuilding industry.
  • Undergraduate degree or comparable hands-on residential purchasing experience.
  • Excellent ability to work with spreadsheets using Microsoft Excel.
  • Proficient using Outlook to manage mail and calendar.
  • Demonstrated project management skills, capable of managing multiple projects throughout the Florida market.
  • Strong analytical and problem-solving skills.
  • Ability to prioritize tasks and to delegate them when appropriate.

Education and Experience:

  • High School Diploma (or equivalent)
  • Three or more years of experience in related role.

Supervisory Responsibilities:

  • Hires and supervises a staff.
  • Oversees the daily workflow and schedules of the department.
  • Conducts performance evaluations that are timely and constructive, and handles discipline in accordance with company policy.

Physical Requirements:

  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift up to 25 pounds at times.
  • May require travel.

Job Type: Full-time

Pay: Up to $100,000.00 per year
