Job description
Under the general supervision of the Director of Maintenance, the employee is responsible for operating, maintaining, repairing and modifying mechanical, electrical, and control systems of heating and air conditioning (HVAC), piping, natural gas, electrical components, controls and digital, electronic and automated control systems.
POSTING DATE: December 5, 2022
SALARY: Appropriate placement on Salary Schedule E3, 04 (range: $38,215 - $53,976).
ANTICIPATED START DATE: February 1, 2023
This position will be based initially at Wallace in Dothan, Alabama.
More than one position in the same job classification may be filled from the applicants for this position should another vacancy occur during the search process.
ESSENTIAL FUNCTION: HVAC Maintenance. Installs, operates, troubleshoots, and repairs HVAC systems using ASHRAE, ASME, NFPA, IBC, ADEM, NEC, and other applicable codes and regulations to maintain efficient operation of heating and air equipment.
Performs tasks assigned by the Director of Maintenance through the use of an automated commercial work order system.- Operates, troubleshoots, repairs, services and maintains complex and major HVAC systems including 4 pipe chilled water systems, variable air volume boxes and controls, air cooled chillers, air handlers, low pressure boilers, evaporators, chilled and hot water pumps, condensers, motors, drive mechanisms and control systems.
- Operates, troubleshoots, maintains and repairs all types of control systems for manual, mechanical and electrical systems on air conditioning, boiler, air-handling, refrigeration, electrical and water systems.
- Operates, troubleshoots, repairs, and services the College-owned portion of the natural gas system including valves, piping, regulators, controls and equipment.
- Provides full spectrum maintenance and installation on piping, valves, and instrumentation to include refrigerant piping, chilled and hot water lines, gas lines, portable water lines and boiler feed services. Cuts welds and patches lines as necessary.
- Services gas fired heaters, boilers, water heaters and other equipment.
- Performs scheduled maintenance on HVAC systems and other equipment as needed, including compressor change-outs and repairs and remove, replace and recycle refrigerants.
- Adjusts and monitors electrical, digital and computer energy management system as required to maintain comfortable building temperatures.
- Analyzes, troubleshoots and repairs or replaces electrical breakers, control boxes, and circuits on electrical systems and equipment.
- Installs air conditioning and heating equipment including ducting, diffusers, supply/return grilles, interfaces, variable air volume boxes, etc.
- Installs, repairs, and maintains generators, transformers, circuits, wiring, and other electrical systems and equipment supporting HVAC functions in accordance with pertinent codes, standards, and regulations.
- Operates the College's automated building management system (currently Honeywell SymmetrE R410.2).
- Orders parts and equipment for repairs and inventory, planning for stock levels to keep systems operational.
- Operates motor vehicles in pick-up, delivery and transportation of people and supplies.
- Develops recommendations on tasks needing outside contracted personnel and presents to Director of Maintenance.
- Plans and estimates repair jobs for repairs requiring outside assistance.
- Monitors and verifies that repair work performed is completed and that work meets the system requirements for safe and efficient operation.
- Serves on college committees when requested.
- Performs other related duties as assigned.

- Possess Universal Refrigerant Handler's Certificate issued by an EPA recognized body is required.
- Four years of full-time experience with commercial/industrial HVAC systems including chilled water systems is required.
- Possess a current and valid driver's license is required.
- Ability to travel overnight as necessary.
- Ability to work nonstandard hours and overtime as required.
