Job Summary: Construct and maintain pipes and equipment used to provide water, drainage and sewage services to University facilities utilizing a variety of techniques and equipment common to this trade.

Essential Functions:

  • Repair or replace damaged, leaking or broken water, gas, sewage or drain pipes, plumbing fixtures and valves. Determine and obtain all supplies and equipment needed to make repairs; erect and use ladders, scaffolds and chainfalls; work above ceilings, on roof tops, in crawl spaces, pipe chases or manholes, behind walls, at any heights from below ground level to several stories high and at any angle with heavy pipes and tools; ensure water supply is shut off in work area as appropriate; remove piping and fixtures and size new to fit securely and without leakage; cut threads and pipe on location or in shop as conditions permit. Repair and replace pumps, plumbing fixtures, valves, couplings and related equipment as necessary.
  • Install pipe lines, valves and fixtures to carry water, sewage and/or gases. Determine water source to be tapped into; plan piping, connections and location of drains and/or fixtures based on need, specifications and space availability; weld, braze and/or solder piping; maneuver pipes, equipment and tools to access work area; run pipes above ceiling, below floors, behind walls, in pipe chases, etc. to connect fixtures to gas or water supply or drainage and sewage systems. Install and replace soil pipe as necessary. Install lavatories, plumbing fixtures, water closets, urinals and valves as necessary.
  • Work according to blueprints, sketches and/or personal instructions. Determine where pipes and water supply are located; check water or gas pressure and flow; adjust valves and regulators as necessary to control flow; utilize appropriate methods, procedures and equipment for worksite and substance to flow through pipes; work with and on cast iron, plastic, copper, glass, black steel and galvanized pipes and fixtures as dictated by current piping and/or system requirements; locate mislabeled or unidentified pipes.
  • Maintain all physical plant water, sewer and drain systems. Perform on-site inspection and needs assessment; check and test installations and repairs; access pipes and equipment via ladders, locked doorways or passages, man holes, exterior fire escapes using appropriate safety equipment and procedures, etc.; transport and use tools such as wrenches, sledge hammers, saws, thread cutters, welding equipments and tanks, etc. Unplug blocked drain lines and plumbing fixtures.
  • Maintain safe working conditions at all times by using supplies and equipment properly and taking necessary precautions. Perform duties in areas which may contain toxic fumes or agents; complete tasks requiring work in different positions and at different angles; transport tools and equipment to worksites throughout campus including stairwells, ceilings, basements rooftops, pipe chases, crawl spaces, etc.

Other Responsibilities:

  • Performs all types of maintenance-related tasks as directed, including but not limited to, plumbing repair, minor electrical repair, and carpentry
  • Complies with all Hanover College, Federal, State, and local environmental, health, and safety policies
  • Works with or assists other maintenance employees as directed
  • Responsible for working within the guidelines and practices set forth in the Hanover College work order program
  • Participates in the on-call team rotation for weekend and after hour emergencies
  • Attends regularly scheduled meetings and all mandatory training classes as directed
  • Is proactive in identifying and recommending action for maintenance related issues related to mechanical, plumbing, electrical and general maintenance as well as accessibility, and any unsafe conditions
  • Responsible for assigned work vehicle and reporting repair/maintenance issues with that vehicle to the appropriate personnel
  • Responsible for the proper use and upkeep of all College owned tools and equipment
  • Prepares a yearly work-plan linked to the physical plant strategic plan and Hanover College personnel guidelines
  • As a Hanover College team member, responds to general campus needs relating to special events and other overall activities of the campus
  • Is proactive in identifying and recommending action for facilities issues related to the safety, health and welfare of people within the Hanover College community. These issues include, but are not limited to fire threats, tripping potentials, unsafe work areas and visibility restrictions
  • Assists the Maintenance Supervisor and the Director of Operations with the following:
    • Serve as field coordinator with subcontractors as requested
    • Development and maintenance of a campus-wide master utility plan
    • Development and implementation of a scheduled maintenance program for all campus buildings and equipment
    • Evaluate cost effectiveness of projects done in-house or outsourced, as requested
    • Performs cost analysis for in-house work, including material cost sheets and labor estimation
    • Updates job progress and concerns on a daily basis or as requested
    • Maintain equipment records for boilers, chillers, and refrigeration equipment
  • Other duties as assigned.

Job Qualifications:

Education required: High School diploma or equivalent.

Experience required: Two years of experience in general facility maintenance and general equipment repair required.

Skills required: Must be self-motivated, have the ability to manage a varied workload and be able to assess needs, set priorities and solve problems. Must be able to function as part of a team. Considerable knowledge of standard practices in maintenance field is required in addition to general knowledge of building trades, i.e., carpentry, mechanical, electrical, drywall, roofing, and painting. Must possess hand tool and power machinery skills. Should be skilled or can learn rapidly, the operation of heavy equipment including bucket truck, scissor lifts, tractor, and forklift. Must have a demonstrated ability to organize and to schedule preventive and routine maintenance tasks. Good written and oral communication skills and strong interpersonal skills are required.

License/Certifications: Must have a valid driver’s license and is subject to motor vehicle reports verification.

Physical Requirements: While performing the duties of this job, the employee is occasionally required to sit and to work at a computer. The employee is frequently required to use hands to finger, handle, or touch objects, tools or controls and to speak fluently and to hear. The employee is frequently required to stand and to walk. The employee must regularly lift and/or move objects weighing significantly more than 50 pounds and must bend, lift, work in close quarters and sometimes handle hazardous materials. Position demands frequent exposure to inclement weather conditions. Specific vision abilities required by the job include close vision.
