PreConstruction Project Manager

J.R Hobbs is seeking a PreConstruction Project Manager to plan, initiate, and manage pre-construction efforts on multiple projects. Lead and guide the work of pre-construction staff. Serve as liaison between customer and pre-construction deliverables before construction. Monitor and participate in the progress of deliverables to assure deadlines and standards are met.. Responsibilities:

  • Manage and assist in the execution and review of pre-construction items to ensure adherence to JRH’s contracted scope of work, specifications, and code requirements
  • Shop drawings
  • Equipment schedules
  • Submittals
  • Block-out/framed opening/access door drawings
  • Take-offs
  • Facilitate the estimated budget true-up process
  • Assembly of the final completed package for Construction Management
  • Communicate directly with General Contractors and customers regarding the submission of pre-construction materials and their review.
  • Attend Plan Flip meeting between Sales and Project Development
  • Attend Construction Kick-Off meeting between Project Development and Construction Management.
  • Coordinate with Sales on any accepted adds, deducts, and value management design that affects pre-construction efforts
  • Generate and submit change orders before construction starts.
  • Generate and submit Requests For Information (RFI) before construction starts.
  • Setup and maintain eSub during the pre-construction phase of projects
  • Generate equipment schedule for shop drawings
  • Review of any ASIs, CCDs, or other project changes before turnover to the Construction Project Management team.
  • Work with Project Engineers to update pre-con materials based upon customer-provided reviews or JRH technical advisement.
  • Monitor and track pre-con milestones and adherence to scheduled deadlines.
  • Develop unit matrix per project build sequence and provide to Sales.
  • Submit SOV to the general contractor for approval.
  • Attend pre-construction meetings required by General Contractor.
  • Prompt the ordering of long lead-time items that may interfere with construction execution.
  • Monitor job schedule and coordinate the start date with General Contractor and Human Resources for manpower planning.
  • Complete a visual review of the site before the start date to accurately adjust take-off
  • Identify the need for initial or supplemental project resources
  • Communicate with General Contractor regarding potential trade collisions during the pre-construction phases of projects.
  • Review of material take-offs for incorrect or missing items.
  • Comprehension of equipment submittals and operations manuals
  • Familiarity with local codes and how they are applied to material and equipment requirements.
  • Assist Technical Advisory personnel by communicating jurisdictional requirements for database updating.
