Summary: Direct and coordinate the daily business operations of GMHC by protecting, maintaining and enhancing its’ value in order to maximize the financial return for its member(s) and the community. Ensure property is maintained in excellent condition at all times and is promptly turned over to market ready condition in preparation for occupancy/lease.

Essential Duties and Responsibilities include the following:

1. Operate the physical property within fiscal guidelines, provide necessary information for the preparation of the monthly variance report, prepare reports about the condition(s) of the property and prepare input to the annual budget.

2. Direct the day-to-day activities of maintenance, landscaping, safety, security, leasing and marketing to ensure the property fully meets the property maintenance guidelines and expectations.

3. Supervise and schedule maintenance and grounds’ personnel to ensure timely completion of service orders, prompt turnover of all vacant property and the general good appearance of the community.

4. Oversee the commercial center directly including showing and leasing available space; reviewing leases with new tenants and renewing current tenants’ leases.

5. Work closely with the Board and the various Committees preparing for and attending meetings; preparing reports, minutes and correspondence and responding to other requests for assistance.

6. Schedule and accompany Board Members, the Resident Selection and Building and Grounds representatives on the Transfer and Lifetime Transfer inspections.

7. Walk or drive the property routinely inspecting grounds and facilities for possible service requirements and to ensure vacant property is market ready or in process to be completed in a timely manner.

8. Complete or ensure completion of all leasing paperwork and the input of all necessary data into the Yardi system within the weekly accounting deadline.

9. Hire, train and/or schedule timely third-party training, mentors, reviews, evaluates and motivates associates to participate as team members.

10. Obtain bids from contractors and oversee the purchase of supplies and equipment; approves, codes and submits invoices for payment in a timely manner.

11. Maintain complete and accurate property files and records and coordinate with the management team on procedures for processing information

12. Interact with the attorney in preparation for court appearances; provide information for the audit to the auditor and work with the City of Kettering to apply guidelines for projects approved by the Building and Grounds Committees.

13. Respond to members’ requests; investigate complaints working toward a satisfactory resolution; communicate changes such as dues increases and violations, collect dues when necessary and assist with evictions.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience: At least high school education or equivalent plus a minimum of five years directly related experience. Knowledge of Tenant Landlord Law and Fair Housing is required.

Computer Skills: Must be computer literate including Microsoft Word, Excel, PowerPoint , Quickbooks and Yardi.

Math Ability: Ability to perform standard business math, such as calculate ratios & percentages, track financial data, and make projections.

Language Ability: Very good written and oral communication skills.

Supervisory Responsibilities: Has direct supervisory responsibilities over the office and maintenance staff.

Job Type: Full-time

Pay: $51,912.00 - $55,741.00 per year
