The Real Estate Analyst position is responsible for performing and analyzing site research, demographics, financial analysis, lease improvement recommendations, and mapping. This position works with Asset Management, Real Estate, Design, Project Managers, and Operations on renewing the existing store portfolio by creating RESAC packages and attending key project meetings. The Real Estate Analyst works closely with Senior RE Analysts to determine the impact of new store openings on nearby existing stores and is the provider of key information to the RD team on the existing portfolio.
- Perform site research, demographics, and mapping.Collects, compiles, and researches information on existing locations.
- Prepare and coordinate Real Estate presentations.
- Work with RE, Design, and Project Managers on finalizing RESAC packages to present to the RESAC Committee in order to obtain approval.
- Properly evaluates store performance and supports the Asset Manager in negotiations for renewal of existing stores and exercises any special options.
- Proactively prioritizes conversations in an effort to pursue high-profit early renewals.
- Conduct valuations of properties in collaboration with Finance and researches the local market.
- Attend and lead key project meetings with RE, Design, and Construction related to the RESAC process.
- Implement new processes as directed by Asset Manager regarding lease renewals, remodels, information management, interdepartmental communication and collaboration.
- Perform dilution studies with the Senior RE Analysts to determine the impact of new store openings on nearby existing stores.
- Prepare financial proformas completely, accurately, and on a timely basis.
- Develop relationships with Operations, Legal, and RD. Works with RD Leadership and outside Landlords, and Broker to manage relationships and perform portfolio reviews.
- Perform special projects as requested.
- May manage Expesite or other department initiatives/programs, including training newAnalysts, Temps, assisting in updates, coordinating Long Range Planning maps, and resolving operational issues.

- Bachelor’s degree in Real Estate or business or related field required
- Minimum three years of real estate experience, preferably in the retail/hospitality environment
- Successful completion of annual store training
- If hired, successful completion of annual store training
- If hired, must provide proof of full vaccination on start date, unless prohibited by federal, state, or local law. Full vaccination means two weeks or more have passed after receiving the second dose in a two-dose series, or more than two weeks after receiving a single-dose vaccine. Examples of proof of full vaccination include an original, photocopied, or digital completed vaccination card that includes name, type of vaccine provided, and date of last dose administered.

Pay Range P2s: $64,500 - $90,500 / Annual
