SUMMARY JOB DESCRIPTION:

The Accounting Specialist for Development and Construction

coordinates financial and operational protocols for and through all phases of Real Estate Developments/Acquisitions and initial stages of Property Management, including initial leasing and permanent financing conversion.

DUTIES AND RESPONSIBILITIES:

1) Lead analyst and liaison for UPholdings Development portfolio across all

divisions, including project associated accounting, predevelopment funding

and loans, construction draws and payables, initial leasing and transitions to

operational

2) Performs development accounting in a timely and accurate manner

a. Monitor project accounts (construction disbursements, operating,

reserves); process and track draw requests and coordinate with

Operate and Sustain Divisions to reconcile month end portfolio

numbers

b. Maintain portfolio reports and complete analyses for both internal and

external use (Developer Fee Schedule, Forecasts + Payables, etc.)

3) Ensures seamless transition between Development and Property

Management as Projects begin leasing -including all financial and operational

aspects

a. Includes setting up accounts for vendor payments

b. Establishing reserve accounts

c. Setting up new projects in management software

4) Makes timely reporting to all Development and Management Stakeholders as

to the status of project budgets, project coordination and transition.

5) Assist with initial project audits and other regulatory matters including loan

conversions and financial analysis of stabilization.

6) All other special project duties as assigned

Requirements:

QUALIFICATIONS:

  • Highschool degree required.
  • Accuracy and organizational skills needed.
  • Excellent Communication Skills.
  • High Integrity and ownership of responsibilities
  • Fast learner of manual and automated systems
  • Detailed oriented, can operate in fast paced, high volume, high detailed environment.
  • Work or educational exposure to project coordination and basic accounting 2 years preffered.
  • College degree prffered.
