Responsibilities:

Due Diligence

  • Read and understand real estate due diligence materials, including Phase 1 reports, title reports, and ALTA surveys
  • Manage third party consultants in the execution of due diligence work
  • Be able to read, interpret, and explain the impact of easements and other issues on the title

Entitlements

Evaluate zoning and development codes on the front end. Summarize and flag any issues for the acquisition team early

  • Interact and be the main point of contact for local City or Town staff in the processing of entitlements.
  • Understand technical studies, how to read them, and their importance, including stormwater management, traffic, noise, and other technical studies.
  • Prepare schedules, budgets, and tracking tools for entitlements so everyone knows where we are at.
  • Manage the work of third-party vendors to bring the entitlement package together and ensure timely processing
  • Coordinate the proposed site plans for future tenants with the work of third-party civil engineers.
  • Chair design coordination meetings between the tenant design team and third-party consultants.

Project Management

  • Excellent verbal and written communication skills.
  • Ability to drive consultants, team, and municipal staff towards the desired outcomes.
  • Coordinate expertly among all consultants and tenant design teams to ensure everyone is up to speed.
  • Prepare schedules, budgets, and tracking tools for entitlements.
  • Coordinate the work of third-party vendors to bring the entitlement package together and ensure timely processing

Qualifications:

  • Four-year college degree
  • 5-7 years of planning and entitlement experience, with particular emphasis on project management
  • Professional designations a plus but not required
  • Working Knowledge of NEPA. It is s a nationwide program, you are not expected to be an expert in 50 states but should know enough about planning to know what to ask
  • Excellent verbal and written communication skills
  • Mastery of Microsoft Office suite of program
