Rate of Pay: $29.00
Schedule: Mon-Fri (8am-5pm)
Hours: 40 - Full-Time

Essential Functions and Responsibilities :

SUMMARY

The Relocation Coordinator is responsible for the successful completion of all activity related to relocation and associated leasing activity. Responsible for acting as the company representative for development due diligence and application material needed for the use of investors and funders to close current and future relocation/leasing consulting projects.


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Responsible for managing and coordinating relocation and lease-up projects from beginning to end.
  • Responsible for communicating with ownership groups on the progress of the lease-up.
  • Perform and coordinate various outreach activities throughout Oregon.
  • Develop and maintain close relationships with resources in the industry.
  • Develop and maintain resources in support of relocation process with household during their relocation process.
  • Communicate effectively and frequently with clients, ownership, investors, internal department directors, and executives.
  • Provide a variety of reports to internal and external stakeholders.
  • Assist in maintain the relocation budget for each project including invoicing, billing, tracking payments, and allocating funds.
  • Develop positive business relationships with primary vendors, resources and clients through regular interactions via or phone and email communications. *
  • Provide oversite to Relocation Specialist and community onsite staffing, conducting the screening applicants (verifying and certifying each resident’s income at initial move in) to determine eligibility in accordance with company policies and procedures and applicable regulations.
  • Provide oversite to Relocation Specialist and community onsite staffing, with regards to all rental applications for criminal and credit background history and lease forms for accuracy and compliance with resident policy; check all leases for accuracy and completion.
  • Provide oversight of to supporting staff, with resident relocation, lease documents and move-in sheet with resident.
  • Understand rental agreement and residency policies and be able to explain them to residents.
  • Maintain accurate electronic relocation and leasing files for project.
  • Prepare daily, weekly, and monthly reports for partner review.
  • Communicate all concerns and make recommendations to Senior Regional Portfolio Manager in a reasonable timeframe.
  • Implement effective time management.
  • Provide satisfactory documentation to ensure fair and timely resolution of disputes or issues with residents, employees, or others.
  • Demonstrate leadership and promote professionalism through appearance, attitude, and communication skills.
  • Ensure compliance with applicable federal and state regulations associated with business operations.
  • Act as the lead in various projects with potential business and lease ups with various ownership groups
  • Responsible for acting as the company representative for development due diligence and application material needed for the use of investors and funders to close current and future development and development consulting projects.

TRAVEL REQUIREMENTS

Travel is required approximately 50% of the time


QUALIFICATIONS

EDUCATION and/or EXPERIENCE

Experience with LIHTC required. Prior experience with lease-ups strongly preferred. Experience with project management, HUD, RD, or Farmworker funding programs in a lease-up setting preferred. Strong communication skills and 3-5 years of project management or Community Manager experience required.

Bilingual: Preferred (English/Spanish)


LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. Bilingual strongly preferred.


CERTIFICATES, LICENSES, REGISTRATIONS

Valid Driver’s License and insurance is required.


MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.


REASONING ABILITY

Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.


CERTIFICATES, LICENSES, REGISTRATIONS

Valid Driver’s License and vehicle insurance is required.


OTHER QUALIFICATIONS

Ability to operate basic office equipment such as telephones, 10 key, scanner/ photocopier, and fax machine. Microsoft Office Suite proficiency with significant experience in Excel, Word, and Outlook Calendaring.
