Job description: We are looking for someone with a can-do attitude and handyman experience. Must be able to provide exceptional service to residents, future residents, and internal team members. If you have a sense of urgency, great service skills and experience, coupled with being a team player, we're looking for you.

Purpose: The Maintenance Technician for Vista International, Inc. is responsible for completing service orders at an Escondido property. This position reports directly to the Regional Supervisor and/or Maintenance Supervisor.

Primary Responsibilities:

  • Complete turnover and renovation orders by ordering and gathering parts, completing installation, and performing acceptance tests in a timely and satisfactory manner, while staying within budget
  • Complete daily work orders in accordance to Vista International standards by troubleshooting breakdowns, identifying solutions, and gathering supplies
  • Documents hours worked and service and installation actions by completing timesheets, forms, and reports
  • Utilize online platform, Appfolio, to review and update work orders, add notes, and upload pictures
  • Utilize catalogs and/or the internet to identify necessary parts to complete a job
  • Able to travel between properties to complete work orders when team members are on vacation or there is backlog
  • Responsible for the appearance of the property and the safety of the residents
  • Other duties as assigned by the Supervisor from time to time based on needs, training, knowledge, and capabilities.

Essential Knowledge, Skills, and Abilities:

  • Knowledge of Fair Housing rules and regulations; plumbing methods, tools, principles, and regulations; electrical systems, components, equipment, and regulations; carpentry materials, installation procedures, and repair techniques; dry wall and patching methods and materials; safety hazards, personal safety, and equipment safety procedures as it relates to maintenance work
  • Technological literacy that includes computer and phone applications such as MS Office (Word, Excel, Outlook, etc.) and Appfolio; strong attention to detail; organizational skills; effective time management; problem solving; on-site work prioritization
  • Ability to determine the kinds of tools and equipment needed to complete a job; communicate effectively with residents, managers, and co-workers; work independently with minimal supervision; recognize when a situation needs to be escalated to a supervisor; use sound judgment when performing duties and interacting with residents, vendors, and co-workers; show tolerance and patience during difficult situations; work with a team; present oneself in a professional manner and display a professional attitude; demonstrate a self-starter mentality

Minimum Requirements:

Education: High School Diploma

Work Experience: 4+ years of experience in maintenance or a similar field

Qualifications:

  • Willing to travel and have own transportation (we pay mileage)
  • Be available for emergency calls
  • Must be able to use your mobile phone for work purposes ($50 monthly credit provided)
  • Possess a valid California driver’s license
  • Ability to perform a variety of physical labor including climbing ladders, bending, kneeling, reaching, standing for long periods of time, lifting and carrying up to 75lbs
